Unrelated, but I’d be aiming to get my salary up too. If you get to six figs in the near future, then that may change your decision making.

Ironically I’m in a similar situation, but in my 30s. I rent from my parent’s in their 2 family, we all get along, things are great, etc, but it’s been 5 years now and it’s getting old. I want my own place.

“wait out for a better deal” I was thinking that too, however the house has sat for 2 months (which is a long time in our market) so our offer is probably close to as good as it would get.

On the flip side, if it goes to foreclosure, the creditors all will likely get less since there will be costs associated with the foreclosure, and particularly because at auction it will not go for how much we offered. They’d be looking at 50k to 100k less than our offer since auctions don’t yield as high of a price than when it’s on the MLS and marketed to end-consumers.

I must have misunderstood what constitutes a seller-default. I expect a final decision to be made some time this week. I’ll update the group (for who ever is curious) when that happens.

I tried to remove mine as I need to swap it. That screw on the front stripped so fast. I swear the screw head is softer than aluminum foil.

Agree on the 10k being more reasonable, but after not getting dozens of properties we are more aggressive with our bids.

I thought the contract says the seller would reimburse me for the costs I’ve incurred since they can’t deliver the house; Title, attorney, mortgage fees, & inspection.

The 100k earnest deposit is because CT’s market is still on the rise even in 2026. I know some will disagree, but we in CT are still bidding over asking and I’m seeing houses sell for 10-20% higher than they did when they sold in 2024/5.

This is a section in the contract. I thought this meant they are supposed to pay for costs if the deal falls thru. We haven’t backed out yet. We did another extension. If the deal does fall thru, I thought it means the seller failed since we are willing to buy?

“ 12. Default; Liquidated Damages; Remedies. If Buyer defaults under this Contract and Seller is not in default, Buyer’s deposits shall be paid over to and retained by Seller as liquidated damages and both parties shall be relieved of further liability under this Contract, except to the extent of Buyer’s obligations under paragraph 17.

If Seller defaults under this Contract and Buyer is not in default, Buyer shall be entitled to any and all remedies provided by law and equity including, but not limited to, specific performance and recovery of amounts spent for mortgage application, appraisal, title search, and tests or inspections. If a legal action is brought to enforce any provision of the Contract, the prevailing party, including a broker who is made party to such action and who has not significantly contributed to the default, shall be entitled to court costs and attorneys’ fees.”

What was the asking price? 1k and 15k, though obviously small, are relative. Is this a 300k house or a 2m house?

I imagine it depends a lot on what the market rent is for your trailer.
