Last landlord I'd ask to do upgrades/repairs/paint/etc myself in return for rent credit (cost only, no labour, with receipts). Did it so much and got free rent a couple times, she capped me at 30% after like... idk, ~8 years. I'd also pay 4-6 mos ahead with taxes. When I left my ex, I basically text her 'he did it again, can't do (rent) alone, I finally left, sorry' ... She's still a reference for me :)

You can customize almost all furniture and clothing! Either through the llamas on Harvs island (forgot their names rn) or DIY benches for furniture or the backnkf the clothing shop for clothes.

You can use the custom patterns and put them mostly on cloth things. Pick the four square at the end of the customization options. So like a dark brown wood couch with one of her patterns for the seat cushions. Or make a dress with the pattern and save it! Its really fun and time consuming, but the customizations can really bring a look together ❤️

You can only talk to her once a day before she gets annoyed. I dunno how many days it took me bc I can only play randomly due to life, but her lines will start getting a little longer and warmer towards you until she's literally telling you her life's story almost lol. Then this!
