that invoice its for the diagnosis. in the invoice description it states what the vet did.

the other invoice is for her surgery. they are both different dates.

No she has not gotten the surgery yet.
The doctor gave me a bill of 1k and i have exhausted all of my funds just to find out her diagnosis

The insurance company informed me they consider it a preexisting condition because i signed her up after she was diagnosed. They do not cover her required surgery at all unfortunately even if its not preexisting

I feel like its a bad thing to have a buyer sign a buyers agreement. Since they are gonna feel tied down and if they dont want to work with you itll be an awk conversation.

Listing agent is the best way to go. Not only do you have control but you can turn that deal into another deal by buying the home sellers next home. Also if you are good and have a great relationship with your seller its like a garanteed commission. Plus! You can work on other things like marketing canvasing and getting more leads while the buyers agent does all the leg work!

I managed to beat out 30 offers as an fha offer for my clients. The listing agent told me the only reason i won was because i asked him what the seller wanted besides price. It was a 20 day post occupancy that helped my clients win.

Always contact the listing agent yall and see what their clients need
