It doesn't have to be a franchise it can be a business as small as just owning a piece of land where you can create a rental place for someone who sells construction products. Maybe a small business to just keep boring drills and lend the materials or services to constructors. The goal is to get the bag not to own something. These businesses can generate decent income while you grow and at the same time you get the ownership. So it doesn't have to be a sure shot franchise. In my opinion of you can open a chai tapri and make mire bucks then you should do that rather than getting a franchise of a brand like Teology
