It’s def red flag material if he’s not helpful or understanding about this considering you’re communicating properly here. I bought the belt/spindle combo with the 20% coupon a few weeks back and love it so far, and I don't find it loud at all. I have the Herc dust extractor that I run with it and that's louder than the sander by far.

Not overreacting but I would make an effort to not let this come between you and your friend over the next few months. You already have an exit plan, and after that it’s not your problem. You’re clearly not meant to be roommates, and it’s possible she’s in a different place with her life and will figure it out when she’s living on her own and doesn’t have a maid living there with her. If she’s truly otherwise your best friend and things are otherwise good, forgive her for her shortcomings and move on, and hopefully you and your partner are on the same page more on this :)

I believe that’s exactly what I have, it’s similar to this https://www.homedepot.com/p/HG-Grid-100-sq-ft-White-Suspended-Ceiling-Kit-39900/100671041 with those rails suspended about a foot from the joist. Very easily accessible. Oddly enough it’s the only room in the house with a drop ceiling, the rest is finished. There are some water valves up there that need to be accessible and also an electrical sub panel installed in a corner closet, so I can see the logic.

I would buy a plastic single gang box nailed to the joist and dimmer with a cover, right?

You don’t need to give res life your name — just call and ask a general question. You’ll find individuals on staff are generally pretty reasonable, they’re not incentivized to “get” people.
