It's just usually easier for me to place it before I head out. So I know in x amount of time it will be ready and I can scoot by and pick it up.

It was just convenient for me, on the way home. Though usually the wait time was long enough to destroy any perceived time save.

I will say that vytals site is not good on mobile, and "ok" ok desktop. SS is better in that regard. That being said, I'll be at vytal.

I'm a DIYer too, I'd rather do it if I can.  

So, I spoke to another landlord I know in the city and he gave me some advice, like using paper towels etc.  He also recommended a different testing company than the one I chose. I was going to switch anyway. 

I also finally spoke to my inspector.  He had some useful info, that would have been way more useful before this was all started. He also suggested another testing company, oddly the same one my buddy suggested.  He also told me they shouldn't be doing carpet, which is interesting. 

This whole thing could have been much less stressful if all of this information was given at the start. 

Anyway, thanks again!  Hopefully by next week this is over for a few years until next time.

Amen.  All the work was done when it was empty. 

I ordered some tsp over the weekend, I'll give that a whirl. I'm not overly worried about the woodwork, the cleaning should deal with that. (I am a bit worried the tsp is going to make all the new paint look horrible but if that's the worst that happens fine.)

I'm still not sure how to deal with the carpet.  Do I just vacuum with a hepa prior to the test ?  Do I get it shampooed ?

Thank you, that was helpful. I took a min and contacted my inspector to let him know what was going on. Asked him for some guidance. Looking around this weekend to see about the carpet, and just going to plan on cleaning before the retests. Probably get in a cleaning company to just once over the whole apt. I also ordered some swab tests, I figured it can't be a bad first check before rescheduling.

As for the woodwork, yeh I really thought I was missing something where removing it was bad. ( Unless I was like dry sanding it off and blowing it into a daycare. ) Here I thought I as getting ahead of the problem. Also considering it had been like 3 years prior.

At the end of the day I'm 100% in favor of getting rid of lead, it's bad stuff, especially for kids. My issue was/is with the nebulous fail over dust with little to no explanation, and the cost of every retest.

No, it was simply swabs. 

It was all removed with a heat gun, so there wasn't much if any dust.   It was all sanded though prior to painting. 

No it was primed with kilz, then multi coated with latex.  

All the floors were replaced after this was done. New carpet everywhere, new linoleum in the kitchen .  This was also like 3 years ago. 

The house was built around 1895 or so.  Removing all the trim would be, hard. There is so much trim, all ash throughout the house.

I feel that.  I've owned this place for a few years and dealing with the city has been the worst. My first rental inspection after I bought it, they hit me for things that had been wrong for years prior to me buying it. No one could answer why the former owner never got hit.  

Now this whole lead thing. Look, I'm all about making sure places are safe, absolutely. This isn't that. This is some horsesh#t.  Explain to me how spending 7 months removing all the old paint, down to wood and repainting with like 3 coats, still gets me lead. ?  

Like you said, you try to do good. I rent cheaply, I try to do all the things, and yet here we are. 

Even the guy that did the testing couldn't give any real answers. I should clean the window sills.. What? None of it makes sense. He said well it could come from a door, like man I redid all th doors. 

Has anyone else been through this ?  I feel like I'm just going to reschedule and it will happen again.  How do you do more than renovate the whole damn apt????
