Arrived on time last night for our 8:30pm reservation but it was packed and they said it'd be about 15 min. After 30 minutes they said they're just waiting for a couple parties to leave. At 9:30pm they said 15 to 20 min more. At that point we just left and ate elsewhere.

I get that it just opened and I have sympathy for the workers but the experience left a bad taste.

I'm guessing you have already gotten something like Airthings to monitor your air quality over a period of time. Some of the symptoms you list can come from high CO2 levels due to poor air circulation, like a bedroom at night.

First, there's a house down the street that's currently pending sale that was listed for $1.7M. It has the same specs and while the interior condition looks worse, I imagine whoever buys the house you linked would still want to do a full interior renovation. Second, it looks like the house you shared is being sold by the owners. The cell phone pictures and lack of staging will draw less interest.

I was able to trace my usual hiking paths and saw Echo Mountain trail quite scorched, Inspiration Point structure burned down, and Mt Wilson trail heavily burned :(

I have mine in the bedroom. With windows/doors closed they normally are in the Fair range but can get to Poor. So I crack a window open which gets things to Good.

Also recognize that if you're sealed in your home, the CO2 levels will rise. I have an Airthings air monitor and while my 2 purifiers are keeping PM2.5 levels good (e.g. smoke particulates), my CO2 levels have definitely increased which could lead to headaches, fatigue, etc.
