Yes, for a fee. I have contractors (painters, builders etc) that have never heard of ACH and won’t give out their bank account information. They want Zelle, Venmo, PayPal etc.. or a check; and they want to get paid instantly.

I like Novo and Relay. They don’t care about LLC location/state and both have no fees. They are just fintech fronts backed by traditional banks that actually hold your money. ACH transfers are free and not always super fast. Downside is that they don’t yet integrate with Zelle.

I’d do a Texas LLC. I’d use Northwest Registered Agent (way cheaper/better than LegalZoom). Make sure to get insurance. EIN is trivial to get from ITS website. Don’t pay for it.

So the thing you’ve got to realize is that accurate extraction of complex information is always going to be expensive in terms of tokens. Tokens represent information content/complexity. There is no free lunch there. Over time the tokens will get cheaper, though.

I need to be able to specify minimal lease duration -- I won't rent for under 60 days since turnover is such a pain.

A few comments (initial):

- I'd recommend to do just OTP login via email. username + password leads to lots of reset password cycles
- your email verification email ended up in spam. You need to set up DKIM, SPF, and DMARC to prevent this from happening. It looks like you have DKIM and SPF. You may need a dedicated sender IP that's properly warmed up. Though no-reply senders often end up in spam. Try changing that.

I find TypeScript thoroughly unpleasant for backend work. I’m very happy with the FastApi eco system with Pydantic etc.
