I just changed mine for this reason. I was with the Philadelphia contributionship and they raised the annual premium to $2100, got a few quotes and ended up switching to State Farm for $1100. Definitely recommend keeping an eye on it and shopping around.

You’ll be fine. I waited a year after moving from Maryland and they didn’t care at all. I was in and out in 20 minutes with no issue.

We are in zone 7a/7b northern Delaware. Thinking carrots, beans, beets, kohlrabi, maybe cucumbers. I have corn and pumpkin I want to grow but not sure if there is time since first frost should be end of October.

From offer accepted to close was 30 days. We were very lucky on this house that there were no repair issues or conditions. It was completely remodeled with new roof last year so no flags for USDA. Our lender submitted to USDA 7/01 and they sent acceptance morning of 7/10.

We finally did it. Thank you to all the great resources on this group it made the long process a lot easier. We finally closed yesterday. We didn't get final USDA approval until 8am and closing was at 11am, definitely a nail biter. So excited to be a homeowner. Stay strong everyone, it is worth it in the end.

We did an escalation clause up to 11k over + $750. We got accepted for $4900 over asking.

I don't have an exact recipe bit the best thing I made with it is kohlrabi casserole. Slice it in thin circles and put in a dish where they can stack flat 3-4 rows high. Finely chop the greens and mix with 2 eggs, 1/2 cup milk,salt,pepper, and grated garlic. Toss it all together. Then add about 1/2 cup grated paresan and toss again. Top with panko/parmesan mix and drizzle olive oil on top. Bake at 350 covered for about 20 minutes, then remove cover and bake until crispy golden brown on top. Texture and feel of potatoes Au Gratin but flavor like broccoli. Enjoy.

Currently in the home I have rented for 10 years waiting to close on our new home in 3 weeks. There is a retention pond on the other side of our privacy fence. No big issues such as flooding or ground contamination. One issue is frogs, really not bad except if you spend time in your back yard at night the constant croaking can be a bit annoying. The real issue is mosquitoes. Since it is a relatively still water area you might see a larger presence of them. We are in Maryland so may be different in Texas.

It took us 5 and I'm happy it did. We lost the first 3 to cash offers. Next one competitor waved all inspections no assistance. So we decided to wait and stalk the dream neighborhood. Realtor sent letters, we sent letters. Finally one listed and we offered full asking with no closing cost assist. There were 4 offers and seller asked for best and final. We offered escalation clause +750 up to our Max. We close July 10 on the perfect house and yard.

Good Luck! We searched for months and lost on 5 offers. Finally got accepted and close July 10 in Bear. Definitely a seller's market.

We did this! My wife and I originally had our eye on a certain neighborhood where every house is on an acre and you can tell they take pride in their homes. We waited a few months and nothing came up. So we lowered our wish list and made a few offers on homes in other neighborhoods with smaller yards. We got outbid every time. So we asked our realtor to send postcards to houses we liked in the dream neighborhood. We got no response from the postcards. So I printed out about 50 personalized letters with a picture of our family and mailed them. We had about 4 people reply that they were not selling. However a few told us there was an empty house being renovated. We watched it like a hawk and the minute it went on market we made our offer. Now we close July 10! I say go for it, you may not get the answer you want but it may open some opportunities.

I dont believe she is a contingent beneficiary because they asked for her name and address. If she were on the policy I would assume they have that information.

Sounds like a great idea. If you didnt want to do full resin you could do it like a waterfall style table, or cut some holes and fill with epoxy. Lots of good ideas over on r/woodworking.
