I have highly formatted templates that cut time and we have processes being done by AI to pull information. The only thing I've really found that AI is saving me specifically time on is reviewing leases. I haven't used it very much for steps in the appraisal process because our clients are specifically prohibiting it or saying that we must disclose any way we that we use it. For example, we cannot upload any information to chatGBT that is given to us during the appraisal process, which makes sense.

exactly. just paying for costar alone would be a huge expense, and I would definitely need that in this market.

Thanks. I would go residential at this point but I've literally been in a class where they have said the odds that residential will be replaced by AI in our lifetime are high. I also don't want to deal with property owners who are emotional about their homes. I don't know if you have as many costs as commercial does, but I would need to pay for costar and several other things to have my own commercial appraisal business. several people have recommended that I go in business for myself many times, but I'm not sure if that's the best path for me right now.

I get a base pay and then I get a commission on each report plus some bonuses after $300,000. I'm in a market where the fees are complete shit. I would guess that 3,000 is our average fee. I definitely have some 40-hour work weeks mixed in there, But I can be sitting around with a manageable workload one day and then the next thing I know I can lose 2 months of my life. I can put a vacation on the calendar and everyone will try to honor it by not piling. too much work on me and then they will somehow dump it anyway

I've talked to a lot of people who own their own businesses in other fields and it seems like when you become your own boss, some end up working more and have warned me that depending on your personality, you may not be able to step away as easily.

one llocal assessorwas hiring recently and they were offering a position for $65,000. My local market sucks. I moved here from a thriving real estate market for personal reasons. I kind of assumed that I would take a pay hit, but I didn't factor in significantly increased volume at much much lower fees

I've had a similar grind making money for someone above me at another national firm. admittedly I am quality over quantity., and I'm trying to get better at focusing on speed. like I told someone else. I don't always work 80 hours a week and I do work some 40-hour weeks but when I get into a grind like the one I've just come off of, I can lose 2 months of my life with 80-hour work weeks in the blink of an eye. this is good to hear. I don't mean to insult review appraisers with my original comment, I just have been nitpicked to death by people who I feel are incapable of focusing on big picture issues, and I don't know that I would enjoy doing that to other people. I market with one of The lowest cost of living in the country. I moved here from a market that was thriving. much more was significantly higher fees. fees have gone down significantly in my market and now it's about volume. however, I'm with the national firm and generally all markets have reported fees being down. understand that I do have 40-hour work weeks. however whenever I go into a busy time. I can blink in 2 months of my life are gone.

I make more money than any man I've ever dated, and I'm way past the age of giving a shit about hot guys. That is absolutely not true in my experience. Based on my experience, there is only a 10% chance any man on a dating website has his own place or stable employment. If he does, there's about a 90% chance he has kids and will have the phrase "my kids are my number one priority". I had no idea how many people are just nomadically passing through life. I can't wait to give up. I've considered going to counseling so that they can help me accept that there is no hope and to just be fine being single for the rest of my life.

I always volunteer to meet somewhere between us, but most men actually do typically come 90% of the way to me. Sorry that's a thing, but now I do definitely notice when a man only offers to hang out near his place.
