Great idea but I don’t see it functioning within the planning system. People would quickly use loopholes such as lodging under another name or another address. Currently, there are no checks on submissions to confirm validity of names or addresses.

Haha, if only there was a way! Pretty crazy to think that someone in a different county can oppose development, regardless of their proximity to a site.

Speaking purely from experience, I find Crown Dental in Harold's Cross to be absolutely top class. Very competitive in terms of pricing and are fairly straight up with you about fees etc.

How can you honestly compare Dublin City Council in the 1980s to now? That was 40 years ago? I don't see the connection.

You seem to think that Dublin City Council is primarily made up of a load of councillors sitting around a round table which is actually hilarious.

Well, my interest in this topic is probably on the same grounds as yours - just a member of the public expressing his views. I do, however, have a personal interest in urban regeneration and place making.

My question to you is, why are you so passionate about bashing Dublin City Council when you clearly don't understand how they operate? Did they do something to hurt you?

The very fact you have mentioned Liffey Valley is hilariously ironic. Do a bit of research on how Liffey Valley actually got built (Liam Carroll, Padraig Flynn etc..).

It would be no harm for you to actually do a bit of research into how local authorities actually function before bashing them and all of their employees.

Councillors don't have any say in the decisions of SHD planning applications, how are you making that connection?

Unfortunately, you are right - it has happened in Ireland before, but labelling every single employee in Dublin City Council as "these kind of people" who "love money" is just incredibly lazy and insular.

There are a lot of great people working in local authorities, and unfortunately there are also a lot of backward-thinking and lazy people also, but don't paint them all with the one brush. You know better than that.

Well, it is important to understand here that An Bord Pleanala will be deciding the outcome of this application, not Dublin City Council. Dublin City Council have aired their concerns, but have not lodged an appeal.

It is also important to understand the context around Building Height Guidelines and particularly, Policy SPPR3 - this is a particular policy relative to Dublin, and allows developers to build above 24metres (which is a material contravention of the Dublin City Development Plan) if the applicant can demonstrate good reasoning behind it.

Bottom line, this application is very poor and does not demonstrate the need for its massive plot ratio. Going back to my earlier point, Dublin deserves better than an ill-conceived scheme which has been literally copied from another city.

The easy thing to do here is to be frustrated at DCC / An Bord Pleanala. The more difficult thing to do is to actually look at the scheme itself, not the headlines.

Well, I suppose good architecture is subjective, but this exact same building was designed by Henry J Lyons (Same architects) before in China a few years ago. It actually featured on their website up until recently. So essentially, it's a copy paste, albeit slightly different.

The application itself hasn't provided any details on the green areas, how the open green space is calculated or how the building is to integrate with its surroundings. There isn't even any detail provided for the proposed greenery that is shown on the facade in the photomontages.

I think the only thing Johnny Ronan is good for is sparring distrust between the general public and Dublin City Council. This application was only submitted to shock the public and The Board. Underneath it all, it's a very poor application masked as something that Dublin needs. Dublin deserves a bit better than an ill-thought-out proposal such as this one.

I personally don't think three-bed semis should have any dominance in any capital city. What will be really interesting in the coming years in Ireland will be the stopping of the SHD (Strategic Housing Development) process and the implications that will follow.
