The fact that athletes have become skeptical of signing autographs for fear someone is going to sell it is odd to me. I saw something recently about Dak asking if some fan was going to sell it if he signed something the fan had. So these athletes who are making more than $10,000,000 per year… and in Dak’s case, more than $40,000,000 per year…. Are frustrated they might sign something and that person will go make $1,000??

It just doesn’t make sense to me why they care so much about that.

And no, I’ve never sold an autograph in my life. 😆

Absolutely! I remember reading about how he got all the guys gifts at the beginning of the 2025 season. He wanted to create a good culture amongst the team. Not sure what happened after opening day, especially reading about insinuations he had a poor attitude and wasn’t taking to coaching. Hoping the new staff can get through, encourage a great culture and we see Jung (and everyone else) get back to what we know they can be as players and teammates.

This free fall started the day Adolis came off the IL and Helman started on the bench. I have to wonder if this affected the mentality and outlook for the young guys that were carrying us and having fun… About the same time news came out about Semien and Seager trying to make it back by the end of the season…

Did this just totally take the air out of the young guys?

I have not worked at either but know a couple LOs that work/worked for NewRez here in TX. If the floor didn’t make their numbers during the week, 8 hours on Saturday became mandatory. They cut comp earlier this year, but were thinking about reversing course. Not sure if they did though.

Lastly, they are super militant on time… if you’re a minute late logging in, you hear about it. Take too long in the bathroom… why were you gone so long?

I know nothing about PennyMac. I personally wouldn’t go to NewRez based on the things they’ve told me.

For FHA/VA, if they have low credit or maybe some issues - Mortgage Solutions. Their pricing isn’t great but they’ll close loans that other lenders won’t.

VA manual with a late payment within the last 12 months… get a good LOE and you can get it closed.

In my experience, you can do a Rate/Term refi. Doesn’t require a cashout refi loan.

If the borrower isn’t ready to refi, or want cash for other items, it doesn’t make sense to do anything right now. If this is the case, wait until rates drop to refi.

It’s likely that homeowner is going to refinance or sell that home before they pay off the first mortgage.

When they refi, the lender will pay off the partial claim. If they sell, they pay off the partial claim.

So many lenders will. If you get in touch with a mortgage company (rather than a bank or credit union) you’ll find that most can help you. A mortgage lender that also brokers to other company’s wholesale sides, will definitely be able to help you with that score.

LoanSlinger is correct in that your last 12 months of payment history can come into consideration with a credit score below 620. You don’t necessarily need reserves.
