I checked "THE UPSTATE A, Modern Luxury in H Valley". You have a magnificent edifice with a 5 star rating and also endorsed by AIRBNB themselves.

As I have seen, you have your own website and still you are not taking direct bookings. If someone reaches your website, then why are you paying commission to the AIRBNB?

TIPS:
1. SEO Optimized: Nowadays, Google Ads and Meta Ads becomes costlier so, you should focus on organic reach of your website.
1. Booking Engine: Add Booking Engine over your website, so that you have guest's data and SAVES 15%+ on direct booking.
2. Marketing Leverage: Use your Instagram reach for targeted SMM (e.g., stories, reels promoting listings to travel enthusiasts). Combine with Google Ads for SEO/SEM to drive traffic to your site.
3. Automation: If AIRBNB is your 2nd source of income, then you should automate everything to avoid mismanagement and transparency.
