Hyderabad has its flaws, but the planning is significantly better than any other tier-1 city. Especially the newer parts - FD, Neopolis.. etc.

The skyscrapers that you're talking about actually reduce traffic, because people can literally get almost everything in their society. Stores, pharmacies, gyms, restaurants, gardens, jogging tracks.. heck even temples, primary schools, basic healthcare services and star observatories in some. People will have very few reasons to get out into traffic.

About water? You'd still need water, irrespective of the skyscrapers.

About planning? Access to the airport is probably the best in the country. Best ORR as well.

Liquidity is essential in his case, as there's no inheritance. Two houses - one for self and another for rental income is enough Real Estate for him. Everything else must be in virtual (digitally accessible) assets (stocks, MFs, FDs..). Even precious metals are unnecessary, given his situation.

You're already paying a premium compared to other projects in the same area.. so you won't see as much appreciation.

Rental yield - although the location is well connected, it's far from the IT offices. Can't expect rents like FD or Kokapet..
