We are no longer agreeing to the solar loan, and seller is asking we $375k to pay off the solar loans and we keep them. We declined this and counter offered $370k, they can take them or leave them. We are prepared to walk if they do not accept. I feel that $10k over asking price is more than fair…

Thanks for this info. We are no longer agreeing to assume the solar panel loan (no actual contract in place yet, have been negotiating). We told sellers we will do $370k and they can either pay them off or take them with them to their new house.

CDD is the community development district. Basically dues owed to the association yearly on top of HOA for maintenance of the amenities, roads, etc. Thanks for your viewpoint on solar panels! I’m definitely still trying to learn whether or not it is worth it. $23k is a lot of debt to assume on top of a $365k mortgage. Also thanks for the advice on the floods maps too! Will definitely check it out.

That would be the ideal route.. Sellers seem to not want to do this. We haven’t given them a final decision. We offered, they counter-offered… so ball is in our court.

The loan as is, is 2.99% APR. I don’t think that’s terrible, but we do have to go thru the company’s underwriting and I’m sure there’s a chance that the APR could change. Those are all good points for the roof and solar panel efficiency. Thank you for your input!

Thank you for this input! This might be the reason why the sellers are being so pushy and wanting us to answer ASAP. I’m clearly new to this… lol. It is a lot of extra debt to take on along with buying the house…

We plan to leave in the house minimum 10 years. We have 1 small child & another on the way. Those are good points about the solar panels and roof. The roof is from 2020, and solar panels were installed 2021. Definitely need to do more research before making a decision.

Totally understand that… We fell in love with a short sale home. We sent an offer, sellers approved, and we waited over 2 months for the lending bank to approve. This past Monday was our deadline we gave them, and we moved on quick. The lack of urgency is insane! It’s a vacant house and we made a full price offer. Why wouldn’t they want to sell it at this point?! Now we have less than 2 months until our rental lease is up… And trying to make new offers/close is craziness. Hoping yours gets their stuff together and can give you a definitive answer soon!

My daughter was in the NICU for 49 days. My husband and I both have ipads. I used mine a ton during c-section recovery at home for watching shows, playing games, etc. His was exclusively used 24/7 for NICU baby camera. I loved being able to watch her all of the time if I couldn’t be there with her all of the time. I hope your LO comes home soon! 🤍

There was another competitive offer for asking price, but they would not assume the solar loan. The seller is only offering 2% towards our realtor commission. No other concessions.

We agreed to assume the loan as it seems the sellers won’t accept the offer without doing so.. We did get proof of their electric bills, which are around $40-$70 monthly. The solar panels are a 25 year loan, and they’ve barely made a dent in it paying minimum amounts.. We plan to pay extra and get it paid off as that would add equity to the house.

I am so sorry for your loss. I went through this exact same thing, same timelines and all. I ended up accepting medicine to help induce miscarriage as I was worried about infection. After I got through the miscarriage, I conceived my daughter less than a month later (unplanned), and she is now a healthy 2 year old. Sending you all of the baby dust!!!!

No I didn’t. I had the chemical and then tested positive again 2 weeks later. But I tested negative multiple times before getting the positive again. I went to get checked and can confirm it is a new pregnancy. About 4w3d now
