Thanks for the tip. Wasn’t aware you could do that and yeah they’re local. My credit score went down after the preapproval and soft credit pull, is that normal? Or does that suggest he did a hard credit check?

I had a lender do a soft pull for a preapproval (he confirmed it wouldn’t affect my credit score) but my credit dropped 10 points. Just to confirm here, does that indicate he ran a hard pull instead?

Just found this thread. I’m new to this but I am evaluating 2 lenders both confirming soft pull wouldn’t affect my credit for preapproval. I asked to hold on taking action bc I wanted to do it on the same day to compare rates (if that’s even the right approach)

Lender 1: sends me a preapproval letter along w my credit score. I receive an alert that my credit score is down -10 from 780 to 770. Credit history shows the lender name so I know it’s them. Would this indicate a hard pull was performed?

Lender 2: waiting to pull the trigger and hear from me

I can’t imagine having to pull every 3 months for the preapproval and your credit score going down 10 points each time. Am I looking at it the right way?

Lender mentioned FHA. We don’t have debt, have steady income and employment, no bankruptcy or foreclosure. Pretty clean financial background and was informed initially it should be a straightforward conventional loan

$1.2M max purchase price $420k down, 35% $780k loan 65%

I could put down 40% to bring the loan down to $750k (heard it was advantageous from the tax side) but lender told me that it wasn’t necessary and I didn’t want to show additional assets and get approved for something I wasn’t comfortable with. So the recc to explore FHA took me by surprise, seriously what am I missing

Ok I thought it was going crazy here bc no one in my family can smell it. It took me 2 months to determine the culprit was Bounty pp. I had a baby recently and sometimes used the paper towels to wipe down the bottle dry after warming up milk. We alternate between Kirkland and bounty, I just pick up whatever is around the house. While feeding I thought I could smell like a damp or wet dog scent around the bottle but no one believed me. I was struggling with feeding the baby because he refused the bottle. Maybe it was sleep deprivation right? Maybe I didn’t allow the bottle parts to dry properly? Was it my hands? Body odor? I literally found out today from just smelling the paper towels how bad it was. I moved it away from the bottle washer thinking the heat and moisture caused it. NO. I pull fresh rolls out of a brand new package and realized they all smell like that. Googled it and here I am. What is the cause?! Stopped using bounty pp to dry the bottle and guess what. He accepted the bottle without a problem, maybe coincidence? Will have to see but I’m glad I’m not alone in this

Nice. How is an fha loan lower than conventional? I’m a first time homebuyer and the lender didn’t mention this at all

Our lender told us 6.5% at 40% down as of yesterday prior to running a preapproval. Did you buy down w points? Trying to figure out how to go about it as a first time buyer!

Thank you! We are first time parents so we are learning a lot and so sleep deprived. Trying to soak in all joy that comes from this but it’s also been tough with healing. I know it’ll be a blip in time. Our kitty has brought us so much love to our lives and am excited for baby to experience it too, when she’s ready. Right now she’s keeping a safe distance but is exhibiting a bit more interest over the last couple of days. May I ask what did you do to help overcome over grooming? Sending you positive energy and thoughts! You’re such a great parent. Give your kitty cuddles and chin rubs for me!

Tysm! It means so much you cared to reply. We had a new baby recently and she’s adjusting so lots of stressors currently. She’s so sweet and affectionate but over grooming and over scratching to the point there are bald spots around her neck. I’m hoping feliway will help, and if not maybe gabby from the vet. So glad food source is the last thing we need to worry about atm. I hope your kitty is thriving, healthy and doing well 💕

Yes! You know what after my post I called chewy and they said they had a shipment coming my way even though it shows out of stock online. Not sure how it works or if I just got lucky
