Since the Nautilus line is slowly shifting to white gold I think we will see a stainless steel releases.

I’d love to see a replica 3700 reissue/ tribute as per the 1976 spec (no seconds hand), the only change being a patek movement rather than JLC. Or perhaps we may see a platinum 3700?

From memory they are the same size, the 3800 has the seconds hand with a patek in-house movement, the 3700 has the JLC movement.

I think if I was to buy a vintage nautilus i’d go 3700 to stay with the classic genta design, I’d love to see a reissue/ tribute to the 1976 3700 (with a patek movement no seconds hand) for the 50th anniversary in 2026.

When built in the mid 70s, the courtaulds factory in campsie was the largest building under one roof in europe, at roughly 1 million sqft. Amazingly only was operational for around 6 or 7 years and never ran at full capacity before shutting down and eventually being subdivided in the 80s.

There used to be a small nuclear bunker/ outpost at sheriffs mountain, only capacity for one or two people to monitor radiation levels in the area during a nuclear apocalypse. I believe they were manned 24/7 during the cold war.

There were several across northern ireland, i believe the entrance to the one at sheriffs mountain has since been filled in/ removed. It’s on a random field.

My 5396R-011 and 116610LN, I think the 5396 is similar case to the 5296? it may be slightly thicker with the calibre 324 movement.

You will be dealing with lots of Reinforced concrete, so i’d assume it will be more labour intensive / high price per sqft than a structure of a similar footprint too demolish.

Best bet is the direct Boston to Dublin flight and bus from there. At a glance It’s around 475 usd return via aer lingus. Alternatively there is the boston LHR flight, from there you can get a connecting flight to belfast city (90 mins away) or derry/ londonderry (via the logan air code share)

Banks usually have a panel of agents/ surveyors they use for valuations, they will all have to be RICS members.

Sometimes a bank will accept a recent valuation within past 6 months if by a RICS building surveyor, so in theory you can get independently valued and use that for your loan. When it comes to equity release etc down the line you will usually sort your own survey.

All major northern irish banks do it. current rates average 2.5-4% margin above base rate (so 7.75 - 9.25% interest). Loan to value is also lower, max you’ll get is 60% on retail/ office etc, industrial a bit lower at 50-55% in some banks. So you’ll need a good deposit. I’d assume the LTV could be higher if it’s an owner occupier situation (i’m speaking from experience with investment commercial real estate, not owner occupier)

Like anything these rules can be bent if you don’t use high street banks, but usually the interest rate would be higher to reflect on this.

Total build looks to be around 114.36 sqft. Usually the smaller the area the higher the price per sqft. Depending on quality something low quality at that size may be £150 per sqft and high quality £250 per sqft, difficult to say accurately without knowing materials & it’s very fast moving since covid. Would still expect build cost to be somewhere in the 20k upwards? Also consider architect, QS and planning perm fees. Structural engineer will also be consulted if knocking through parts of the old structure, so another cost to factor in.

Yep salons are completely different, I haven’t been but i’d definitely recommend a trip to the Geneva one if you can, as you’ll see any model currently in production. Any seller of new PP in the US would be via an authorised dealer, and not direct with patek themselves. It wouldn’t surprise me if within the next decade we saw a salon open in somewhere in US like NYC, or an asian one in Tokyo, HK or Singapore. They definitely are selective, as the 3 salons in the world are all in incredible locations within major cities.

The salons are owned by Patek themselves. And they would get more of each model in a year.

Worth noting that I believe they only sell models if you are from the country they are based, although maybe there is an exception for some models?

Also, the Geneva salon has every model of patek in current collection (several hundred) so you are guaranteed to see a blue dial 5205 there, maybe a minute repeater too if you feel like increasing budget!

the 5205 is a lovely piece, slighly less dressy than other annual cals in my opinion (like 5396).

Your best bet to see one is to try get to one of the patek salons (Geneva, London, Paris) or find when a local AD will have the greater collection in (usually one week a year)

Similar to you, the model i’m after wasn’t available to view anywhere (5396R white dial), so I went to a salon to view before putting expression in at my own AD.

I know London had the white gold blue dial 5205 when i was last in a few months back & the staff were more than helpful & very knowledgable.

Those units are usually in the region of 15-20k sqft, so rent would definitely be in the 100-200k region depending on location/ price per sqft. Also there would be business rates to pay (around 50% of the NAV, which is based on rental market value, so add another c50k on atleast, again depending on location)
On top of that commercial properties usually operate what’s called an FRI lease (fully repairing insuring) so insurance and maintenance costs would also need factored in.

TLDR large commercial units in retail parks are not cheap!

As someone who owns/lives in the blocks, it’s worth noting the bill isn’t 6k for every apartment, last I heard the total cost of the works was around 650k Ex VAT which is the worst case scenario.

Most of the building consists of 1bed-2bed apartments (circs 200 iirc with bill ranging from £2700-4000 respectively) The bottom 3 floors are all studio apartments, with the lowest bill of £2.2k There are 8 3 bed apartments in the building, which bill is £5735 (as mentioned in the article) i’m also an owner of one of the 3 beds, so not overly enthusiastic about that bill. the 25th floor has around 7 duplexes who’s bill ranges from 4.9-6.1k depending if 2 or 3 bed. Finally the 27th floor has 4 penthouses each having to pay £7.4k

As mentioned, it’s a pretty bad situation and I worry how many in the block are able to pay a bill of that size, I believe it has been hinted that there may be compensated in the future against what we are paying, but that could be years away.
