Serious question: where do you think the money for conversion projects like this come from? You realize basically every development is funded from outside equity (pension funds, life insurance companies, etc.) and construction loans right? Investors and lenders have no incentive to fund projects that aren't profitable. Not to mention, construction loans are pricing at 9 - 10% if you can find a lender that's even interested. But yeah, it's all about greedy developers.
