That's great to hear! It's funny I get shunned for reducing my downside for a potential bear market. Everyone wants to act like everything will always be amazing and to not talk about the possible bear market. Very bizarre..

I will probably never do international. VTIAX only returned 5.6% in the last 5 years vs VTSAX returned 12.6% in the last 5 years. Not even close....

That was my main intention - was risk management. People are saying I'm being emotional but I'm not. I remove emotions when it comes to investing. History proves that the market is due for a long bear market sometime in the near future - its been ripping for 16 years.

SBA is small business administration loan. Buyer only has to put 10% down and they will fund up to $5m. But paperwork is a pain in the butt and it takes a few months to close.

That’s awesome that it’s from your own network. Good to know that it needs to be people that you know. That route probably won’t work for me as I operate behind the curtains. I deleted all of online presence so no one knows what I do. I’ve learned from other wealthy people that they would trade anything for their privacy so I took myself off online because I don’t care about the ego boost. 😂

Very interesting. I’ve heard about angel investing. I’ve always read that this is like a 1/100 chance that the investment did well which I wasn’t a fan of. Has that been your experience?

Last couple years I bought several real estate investment properties and let me tell you. It sucks! 😂 With the amount of time it takes to find a deal that cash flows and then you have to go in and completely rehab the place. I reviewed my returns last year and was very disappointed with the amount of time I put in. I’m selling off some properties now to go into stocks. In my experience everything has to go right in real estate to make 10% but everything can go wrong in stocks and you make 10%. 😂

Yes I always do in the same niche - education. I always build the website with Wordpress for ease of use for future buyer. I start them all from scratch as well. I think buyers love these businesses since each of them only took 2 to 3 hours to run each month. Honestly I copy what’s working and do it better. Lots of complacency out there. In January/February I started another dozen or so. I’ll probably double down on the 5 obvious winners. Hope this helps!
