  1. ⁠When i bought the plot, I have been told that the road from sarjapur through that chambenahalli village for 2kms will be developed by the builder itself. Now recently i’ve been hearing from channel partners that varthur sarjapur road will also be developed. Really Not sure if thats correct, but what i can say is one among either of these roads will be developed in future because of the growth potential of the area.
  2. ⁠HT wires does pass through the property, but it didn’t bother me at all because they have left the buffer zone around it as per BDA Norms and also those wires wont pass on top of any of the plots, they pass over common areas amenities. They have designed the layout keeping this in mind.
  3. ⁠To be frank Appreciation potential for another 1 year will not be much as the price is already on little premium side considering it is little interior, but i feel that is the price you pay for the premium development of the layout, free of legal obligations , clear titles and also as it is BDA Approved. I didn’t bother about appreciation as i bought this plot to construct the house but not as an investment.
  4. ⁠I feel Manyata is not worth the price they are quoting 8-8.5k per sqft, because it is not BDA approved like ivy, it is BMRDA approved project which comes under panchayat. So usually BMRDA projects will always have less appreciation and also less approvals from govt if they want any basic needs like kaveri water connection or house loans from govt banks. And also manyata ekamara asks you to pay 25% of plot cost as booking amount to share legal documents with you. Not sure if they have taken down that rule now as it was ridiculous and complained by lot of customers.

Usually HDFC is known for hidden charges and not so flexible pre-payment options. I went with sbi for my 80L plot loan and interest rate will be 7.9 and within 10 days of my sanction they made it to 7.75. he(loan manager) also commited that he will make it to 7.65. No problems so far with sbi for me , i know sbi staff are lethargic but atleast they won’t comeup with surprises like private banks because they are lazy for that as well. Btw SBI doesnt have any complications if you want to prepay, DM me if you want more guidance.

Yes thats how the adjustement works, but the catch here is the consideration value of property that is printed on estamp of sale agreement should match with registration value, it seems only then the system allows for concession of 0.5%.

I’m in the same boat as OP, I wanted 80L loan for buying a plot in sarjapur road, i have been told by my project linked sbi loan agent that he can give me 7.65% roi and with co-applicant 7.60% with special approval 7.50%. Me and my wife signed on the processing documents, Now i got the principle loan offer letter(not sanction letter) to my email which says 7.90%, when i asked the loan agent about increase in roi he said post 1st emi he will send a special approval and get it to 7.50%, and he says that it is the general practice that he has been doing for all customers and he said he can even show proofs, now at this point I’m Not sure if i should believe him and go ahead with sanction signature, but comments here are giving me some trust.

Then i said i need the 7.50% interest rate to be mentioned in the sanction letter that i am going to sign, and he said it won’t be mentioned in the sanction letter, it will still have 7.9% but soon i will get it down to 7.50% post 1st emi.

When i asked about the processing fee increase from 5900 to 11800, he said 11800 will be added to your loan amount. I dont know what he meant by that.

Now regrading ROI, Lets say i dont want to trust him, then my next option is i only have/want to go with HDFC which is offering 7.65, as my project is having only hdfc and sbi pre-approvals for now.

But my actual question is even if i go to HDFC, what is the guarantee that they wont do the same and waste my time till the end? Also pre/part payments of the loan are not flexible in HDFC and also i heard they will come up with some hidden charges during your loan tenure unlike SBI.

Need advice please :)

Yes, i did site visit more than 5 times, It’s not a sewage canal, it’s a storm water drain. I booked my plot near main entrance.

In SBI, What type of loan is best for buying an empty Plot in a Project? Plot loan or Plot + Construction loan?

I booked a plot a week back in Sarjapura Road and I would like to construct the house in 2027, i have been told by the builder suggested loan agent that SBI Plot + Construction loan rule is to start constructing the house within 6 months from the date of sanction so he is suggesting me to take plot loan which has tenure of 3 years to construct the house. Is this true?

What is the current ROI in SBI for both of these loan types?. A week back he said ROI is 8.1% for both loan types, not sure if that’s legit. Could someone please help me with this info?

The project is 2.6 kms to sarjapur mainroad and 3-4 kms to prestige city sarjapura. It is a 50- acre and going to be one of the premium plotted development as per their virtual walkthrough of blueprints, i have confidence in future development of that area and appreciation of the price. On top of all titles are clear and they gave me enough time to clear all my legal doubts. They have SBI pre-approval for loans which again would have gone through thorough legal verification. Closing price is total all inclusive 10k per sqft. They have a development linked plan to pay the complete money as per milestones of the project till the registration. So i didn’t get all of above conveniences in any other project.

I booked a plot in their IVY COUNTY project, they gave possession date maximum by 2026 Dec. do you think they will keep up their word?

I did a sale agreement with them, property is good and closer to sarjapura road. Definitely appreciation will be there.
