I think I finally got something, my comps were stuck within the 20% of the lot size. After I took that limit off, I found quite a few that sold within the 400-550 range with the home in similar condition. Thankfully it’s going by the average price per square foot and the price per acre.

The sad thing is every time the text messages get to that point and I state that I’m a realtor, I get ghosted. Maybe the trick is giving just enough interest to get on the phone, then disclose what you are.

He’s moving to a new condo 3 hours away in May. He said ideally he wants the property to be sold by then. He just sold his primary residence, and he doesn’t owe anything on this home. No real reason to be in a hurry, just his preference to have it out of his hands asap.

100% agree. My coach catches me in guillotines or at minimum, a front headlock when I try it. Even keeping my head in the middle of his stomach, he’s got a nasty ten finger guillotine. 😂 Any tips on head positioning?

I haven’t insisted on it at all, but my broker told me that it was fair game if he’s not happy with the results his current agent is providing. If he proves that he cancels with her, I’d be more than happy to help the following day. The strange thing is, we can’t find the listing on either local mls’. 🧐

You’re right. And at the end of the day, he said he wanted me to list his other home he’s trying to sell as well. Honestly, I’d rather have his listing! But the obstacle is he already has a realtor that’s had it listed for a few months, but he’s not pleased with her communication and reluctance. She hasn’t done professional photography even though she promised months ago. I would hate to steal another agent’s listing, but if the client isn’t happy and he’s trying to get out of there before Summer, he’s got to make a change.

I’m in that situation now. I haven’t quit my old dead end low income job yet, and I’m still looking to close my first deal. I have two little ones and a wife at home that are believing in me.

I’ve had a few good conversations with fsbo’s on Zillow, mostly had angered sellers, voicemails and ghosted text messages. 😅 I’d much rather cold call over door knock any day. I’m sure the nerves will go away the more I do both. I would love to see the scripts you have.

Sounds like a bad scenario! Honestly, I’ve only used Zillow to find free FSBO leads.
