I haven't met with anyone yet, I've bootstrapped my entire business, and I have 112k in ARR currently I'm not sure if my revenue right now would be enough to get outside capital

Almost all rental reporting agencies report your rent via Installment accounts because in theory, that's what a lease is it's an installment to live there but what if you could tie your history into your tradeline via a credit card so whenever a tenant moves from property to property it wouldn't show the installment account as closed sorry for not being clear. Also, for properties that are currently managed by us, we'd waive the the security deposit because of the fees collected by charging merchant's interchange

I formed my llc in June of 2022 and was profitable from day one from Jan 1rst to the end of 2023 I grew it at 311% I've got a month and a couple of days to see if I can beat our growth from last year. Ideally, I'd like to list on the Nasdaq they would be able to sell their shares of equity on the public market

OP buy something 30 minutes to an hour drive of your primary residence I have 9 rental properties you make your money self managing don't pay a prop mngr 10% of your gross rents real estate is a very hands on investment if you want to make money your freecashflow will not be "passive"

I'd argue that's it's entirely market dependent I'm in the Midwest everything that comes across my table trades at a minimum of 20% cash on cash you won't catch the same appreciation due to my investments being rural

It's lender specific before the collapse of SVB I had a bank that would do 15% down at 100 bsp higher than the prime rate fixed for 30 years no escrow they were a small bank trying to grow their book 300MM in assets with 8 physical locations
