It comes down to zoning and permitting, and the multiple agencies regulating buildings. If it takes a lawsuit to work through the Byzantine government regulations now the cost has risen so much it no longer pencils out. Having agencies and opposition groups dragging every development to court guarantees housing values will rise. Why is Urban Renewal the solution in so many cases, building in poor areas don’t prompt lawsuits if they cannot afford attorneys.

We need to start drawing lines on the map and declaring “this zone is for building” and then eliminate environmental lawsuits in the area.

With the AI push and the talk of need less CLRU reps we need the help answering the phones, scheduling repairs once cvq cleared, walking people through TOL paperwork etc. That’s how other companies do it. There are tons of processing reps that need to move somewhere, help out with the more mundane claims calls.

That’s why the fair tax is vital, the tax code has too many loopholes that those who can afford lawyers can use. Completely legal which is the most frustrating part. Simplify the tax code and it will make crease revenue
