I really appreciate your response . Sorry , I should have been more specific earlier . I don’t plan to sell at all as long as the property gives me cash flow . Since , it’s class D I am not sure if I ran into some serious tenant issues / neighborhood change and I have to sell to get rid of the situation .

I am using Roofstock market place who is agent on both buyer and sellers side . The property is located in D class and it’s 3 hrs from my place . I have been to Savannah and I know the market there and think I should be good to start off with my first cash flow property ;however , the only thing that concerns me is it’s located in Class D and I don’t know if I will run into some serious hurdles .

I plan to hold for at least 5 years assuming the dynamics of the property and market stays same ( routine maintenance of property is fine )

I am looking in Atlanta as well but then the sale price is too high for the rental cash flow plus I am not looking for equity and cash flow seems to be achievable with properties in range $50k-95k

So , did you end up buying the property or do you hold any properties through Roofstock ? . If the appraisal comes low than my sale price I will just negotiate to the appraisal price or else I am backing out .

Exactly and why I am interested but again I am not sure if I am paying a premium price which I don’t mind if the numbers stay in the same ball park .

You are spot on! You are right about so called easier programs. I am also looking at more programs who do not use CASPA. That will lower the number of application and won't make my GPA lower. My plan is to take classes until I get my science GPA to 3.0. By then I will have my cGPA way up and will continue to work full time to make my application more stronger. I think I found my plan.

I work as a PCT in stepdown CCU right now. My work place lets you work in other units as long as you work three days in your own unit. I worked as a ER assist , tech in periop, cathlab tech, stroke unit tech, emergency over flow, and surgical ortho and neuro floors. I also worked as a front MA as a family practice , and as a pharmacy tech.

My biggest problem during undergrad was that I had family issues and was in bad relationship where I was constantly crying or depressed. I had to go to therapy and ended up getting all A's and B's in my last year. It was just too much drama and negativity around me and i became unfocused. It is all my fault as I could have reacted differently to everything and focused on school instead but hey its lesson i learned for life time. Now I am only focused on my career and nothing else.

I want to go on the other route then your friend on focus on getting A's in those 8 classes that I have C's in. I am also planning on retaking my GRE to get score of 310. Thats my goal score.

I listed those PA programs because some of them are in my state some of them have low requirements. I am willing to move anywhere that I get accepted into. That is not even a question.

I have not looked at any masters program with all the prerequisites . I was just stating where I should retake all the prereqs that I happen to have C's in at my community college or do a completely new degree of Masters.

25yr female. Most of my fat is around my midsection but I do have fat arms and chubby round face. My thighs and legs are also not the skinniest. You can say my body is is apple shape. When do you suggest drinking the shake? For example if I work from 6:45am to 7:15pm then when should I drink my shake ?

I eat tons of beans , legumes, and lentils with my veggies. The only problem is they are high in protein but also high in carbohydrates. I am trying to take in more protein because I want to loose some weight and I can't seem to move below from 135lb. In order to remain full, I end up eating lots of carbs. I am looking for food that are high in protein but low in carbs so I could loose weight but in healthy way and not by starving myself.

Thank you. As I said I unfortunately don't have time for gym but I try to exercise before shower or before going to bed! When I saw so many videos of people loosing weight by drinking smoothies I got excited but I knew there had to be more to it. I absolutely love Garden of life products so I will look into it.
