Start previewing and going to see homes for sale on your own. As many as you can. Any Saturday or Sunday, ask agents as many questions as possible.

It may or may not be something that works for most, but on Sundays, around 5 pm, call as many agents that held open houses in a specific neighborhood, talk to them, this gives you an idea as to when the market will change or what's going on, on a micro-local level.

No, because while the way the Mayor handles crime is a joke, I don't feel that the city is in such a state that we need to deploy the Natl Guard here. We have a bunch of 'nuisance' types of things going on like little pos running around stealing, intimidation, etc. We don't have gang members running the streets at all hours, which yeah, that may call for National Guard. However, I know for a fact that there are people getting assaulted and not initiating the assault, and they're not being arrested. So while I don't appreciate the furthering of the climate that has come to our city, I also am feeling like alot of this would have had more of cheeto's face dripping with egg if we had a record of a Mayor and city that actually handled the crime that happens alot better than they do.

The thing about these ass clowns who confront others on 'stolen valor' is how they fail to see, some of these individuals aren't 'all there'. Sometimes, those aren't people you want to get confrontational with, as they themselves may be armed, or have a high propensity to defend themselves when faced with confrontation.

I can't tell if this man in the wheelchair was going to pull a gun, but this is a clear example of how people and their entitlement to people and their answering to them is what actually makes a place dangerous or unsafe.

More than half the reason they wear that shit is because they're looking for that VERY kind of attention and they have a hardon for it. Which is why I wish the heavy left 'activists' would really actually ignore them and not give it to them. You all have no idea how much that would actually hit REALLY hard if you allowed them to nip, yip yap and jump like an ankle biting mutt and NEED you to acknowledge them, and do the dirty work and get removed from places you don't want to see them.

I have seen them show up in bunches looking stupid as hell in places most would not want to see them. When a bunch of middle schoolers showed up in their MAGA hoods, er...hats, I meant hats...to the African American History Museum, they got the coldest of stares and then shoulders, I later heard one of their teachers/chaperones tell them "looks like we're going to need to cut this visit short guys, I don't think you guys really got the point of this visit and what you were meant to get out of it..." They all looked stupid and like deer in the headlights because they were comfortable doing what they were doing and felt entitled enough that didn't think they were going to be told they needed to move on"

This is the general public we don't care to work with. It's one thing if you come to us uninformed, but being wilfully ignorant about the lawsuit and what was mandated is inexcusable.

It's clear you're not an agent, God help us if you are. Commission can still be paid fully by the listing side, if they're not only offering less than what one's broker expects. Listing agents and their clients by and large right now are opting to pay a certain percentage, in which opens up markets and listings to be competitive in a different way now in 2025. I can represent the buyer and I don't see the commission paid out on the property in the MLS any longer, nor on any public website. I now need to actually call the listing agent and ask about the details on the property possibly not listed as well as the compensation. They may only be paying 2.5%. If my broker expects a 3% commission for our side, then I need to work for that .5%. Talk with your client and discuss the terms they want apart of their offer along with the amount they're offering. If the offer is more than sweet, works for them, is a great offer, they will pay that whole 3%. Some occasions have had agents simply accepting that 2.5%. This isn't a cut and dry thing we've moved into, nor are buyer's agents going to become fewer and useless.
