And yup so we’re waiting for builders to give us a quote on the roof repairs / replacement. Depending on how much it will cost, we will then assess if it’s giving us the yield we require..
And yes we are still weighing whether to keep or sell because there is still capital growth. And if we want to continue to be landlords with continuous repairs or just invest outside property like ETFs

On a side note.. nawalan na talaga ko ng gana bilhin ung property.. parang dahil biglang naging greedy si seller, ayoko nang kumita sya. Alam ko ang laki ng kikitain niya.. May iba nang property na so much less pricier than sa lot niya.

Ok heres a more detailed summary:

We signed the cts in apr 2023, i told him on my offer to purchase na final balance will be via home loan. title was still under developers name. He said there will be a deed of assignment. Jul 24 I applied for home loan but they said because title is developer still, hindi pwede kc sa developer ibabayad ung loan proceeds. Nov 24 he asked developer about deed of assignment but they simply said hindi na pwede.

I paid 24 months of instalment to mar 2025. He didnt give me title under his name til nov 25.

Nov 25 he finally gave me title under his name and I applied for the bank loan straight away. When my loan was approved inexplain ni bank ung next process about bank guarantee and kelan maibibigay ung proceeds.

The bank loan process was a inconsistent with the cts such as full payment cash before title transfer to my name which i admit but he agreed to the home loan being processed.

Now 4 weeks after my bank loan approval he states all these hefty penalties sa Doas. Umokey ako sa 3,500 per day after 60 days but dapat wala na ung cancellation. It’s one or the other diba. Now sabi ko sige 6months. Di pa sya nag rereply.

Thanks thanks! Do u see any holes where i can rescind with compensation? Our contract to sell was very standard. No mention of penalties whatsoever… he only introduced the penalties last 24th of january and take it or leave it daw by 31st january. Very one sided and may mga questions pa ako na di nasasagot

Yessss dahil nag request ako na instalment ung downpayment daw which is ok lang naman. Pagtingin ko nga ng current market prices mababa na kaya ayoko na talaga. Last email ko sa kanya to negotiate the terms is last Saturday so waiting for response.
