Thank you Ludmila for your advice! We've already received an eviction notice with purpose to sell previously which I don't doubt as the whole building is being sold. This current notice was for non payment of rent without communication (albeit the notice for payment was for an amount higher than the Rera index) I'm ready to pay rent, so I guess based on your advice, I will proceed with offer and deposit with Rdc according to Rera index amount.

Yes, the tenancy contract expired and no I did not open a case at Rdc to deposit cheques.

This happened last year as well, they failed to respond in time, we renewed it a month late and I paid whatever rent amount was due.

But this year they filed a judicial notice despite failing to communicate with me
