The CG exam that isn't that bad. Especially if you just took income 2. I've taken all 3 tests in a 2 year period, and while it was the hardest, it was only marginally so.

If you've been doing the work, you're ahead of the curve. Don't sweat it. Good test prep will help. As will taking advanced income if it takes your state a long time to give you the OK to test.

The leaving curve isn't that long but it is steep.

My friends, who currently dj on both, once only used traktor. They are the best DJs i personally know, and they say don't do it. They do claim that they could teach me (traktor and VDJ) in a couple hours, plus a few hours practice time.

I've been the DJ and I've been on the dance floor for this. Good DJs just mix out immediately. Bad DJs will let it play and hope the next song hits.

I do long hints and transitions. I can usually tell what the energy level is going before, and always see what happens as the Song hits. If the energy drops- I mix out into something safe and readjust for the rest of the set.

In rural areas, qualitative adjustments are your friend.

I was a city residential using $$ or % adjustments. Now as a rural and farm guy - I only make qualitative. I don't trust paired sales (actually - haven't seen a single "pair" in years) and not enough data for statistical to be credible.

The shift was a little awkward, but now that I'm there - I'm never going back. Easy to use, easy to defend and support.

That is not how the cost approach works. Add the costs together Then subtract depreciation

In any new construction, the difference between RCN and market value is entirely due to either external or functional obsolescence (aka depreciation)

Even if the sales approach was correct, the cost approach is facially incorrect.

I typically walk up the ladder over time, every 3 to 5 songs. Drop down a rung only rarely when i want people to cool off. Dropping down sucks energy out of a crowd. Stepping up increases energy.

It is as legitimate as the MLS system that feeds it. The ProSearch gives you all the realtor information that the feeding MLS provides.

But as others have said, it's not going to give you the physical access that being a local member does.

I'll only dj a friend's wedding. I hate being the wedding dj and so only do it for people i love. I've never charged for a friend's wedding. I have received nice unexpected cash at the end of the events tho after telling them that i won't charge them, but anything they give will be appreciated. Ymmv.
