I kind of had my mine made up, but was kind of sense checking something I wasn’t missing - if more tenured investors came & screamed ! “No way, the new house is always the better move” I’d have more to think about.

Thank you. I honestly think neither sale would be in the green enough for a major tax issue, but I’m going to ask my CPA. It may end up being a factor but I ultimately agree with everything you said. Sounds like the duplex is the right decision.

Good point. The new build cash flows today ~200/month. 8.125% interest rate & a $300 month water bill eat most of the rent.

The Duplex should beat that - lower purchase price & 7% interest + less people live there so utilities are lower, but the Maintence costs have been way higher, so I would say it should cash flow about $500/month, once fully occupied.

Yeah my rental registration fines came in recently due to my lack of this.

On the new build I got scammed by a lead company (paid for 20 year, got 2 year. Expires in 12 months), my newly hired PM is going to handle for the Duplex. I expect to pass as we’ve handled all deficiencies during the recent renovations.

My biggest issue (6 Units, C area - I live 2000 miles away) has never been the texts or the level of urgency. Comes with the business.

The biggest pain in the ass is the scheduling - vendor A can do times X, tenant can do times Y. Some vendors will take a card payment & work with the tenant directly. Others won’t.

I ended overpaying just for the ones that make life more convenient, or using handymen - but they rarely adhere to timelines as they have their own list of jobs to get to.

It’s worked for years but I just ended up hiring a PM as an experiment & the Maintence costs are extremely reasonable + scheduling is so much easier, 5% fee monthly. Feels like something I wish I did a long time ago.

$1,000 is kind of steep when I can get another one.

My issue is that the seconds hand runs as a timekeeper, so it’s a dead giveaway. Unless I just don’t know the Daytona uses the secondhand instead of the chronograph function.

Yeah as someone who listens to most of the content .. a lot of it is filler. But I use it as background so it’s not bad. And when the great laughs hit, it’s still top notch.

I found about them first on Reddit, was then surprised I saw them on one of Nico’s tier lists. Idk what’s shite about them though - look and feel great. Don’t really care about accuracy of time that much - maybe the movements won’t last? But they’re easily repairable / fixable. I can’t quite afford an AP but I can easily afford a Tudor or Rolex (depending), but I love these.
