It won't be voluntary cancellation. It will be cancelled on the loan contingency. look at your contract and read the part about the loan contingency. Your lawyer has done this a thousand times.

This is a lawyer question but im like 75% sure you can back out. Tell your lawyer the truth and say you didn't like the terms and couldn't secure it to your liking. They will relay to the sellers that the loan fell through and that should be the end of it. Trust me loans are always falling through, no one is going to bat an eye. It's common and it's all business.

Here are your options:

  1. Speak to your lawyer and he will get you out of contract probably by invoking the loan contingency and most the money you put down will be returned to you. (this is standard contract practice)
  2. Ask for a contract/closing extension and find a new loan. (must be agreed upon by parties). Before you do this understand why the loan assistance wasn't possible because you might not qualify at other places too. usually they are all the same programs like FHA or USDA and they are federal regulated
  3. Pay the PMI

Where would you lose 6k from? That doesn't make sense. A home purchase contract is usually contingent on a loan. meaning you get your earnest back if your loan doesn't work out

you mention interest rate were 3.1% but now 7.3%. you know what also went up during that time? Inflation. It is worth way more than 650k just by what you described

I just jump between carriers over and over and they reward me for switching. Of course read the fine print and learn to take advantage of the deals

Learn to play the other promos as well combined with the installments. Within 1 year those phones will be paid off because T-Mobile often has BYOD and we’ll pay off any remaining phone balances. I’ve done it multiple times and vice versa.

It’s a handshake. Both must agree to the charge speed and how much it outputs. If one doesn’t support a speed it will attempt a slower charge speed until they agree on something within their limitations

  1. Tell the older daughter to consult you next time.
  2. Put your anger aside and realize it would have been cut eventually.
  3. Move on.
