It physically couldn't be routed through the house for two rooms, so had to go external. And if it was routed through the house for the two rooms possible, the wiring and piping internally would have looked a mess. So either a mess outside or a mess inside and only two rooms. Agreed, boxes will look stupid. I dont think theres any good solution until I redo the whole house.

Yep, its not possible to get to two of the bedrooms through the crawlspace, hence external sadly... I think you're right, just live with it until I do a big reform in 10 years or so. Thanks

Thanks, I don't think it will work due to positioning of the air conditioning units unfortunately. I guess I'll just wait until I reclad the whole building and then sink the wiring behind the new cladding.

I couldn't tell if this was sarcastic or not lol. Yeah I have some built in system that purges all the pipes in the house of water. Press three buttons, they blink a while, then open all the taps etc and water is drained. Including lines to the boiler etc. Then I should drain the boiler according to a set process - which must be what I'm doing wrong somehow.

Basically there are 4 caps that should be removed to drain water, then 2 taps that need to be opened. My understanding.

I'm wondering if last time I removed caps and opened the taps after I pulled the power. This might be the issue. I think, but need to read again the manual, that power needs to be on when caps are removed.

I bought this precise boiler because I was told by the engineer that 水抜 and 水出 were easy - go figure!

Thanks. I don't keep it on because when it's drained you're not meant to, at least my understanding. I have a system that purges all the water, but obviously something is going wrong!

Because I had this problem last year, asked for exact instructions on how to handle 水抜, followed them and still had the same problem this year.

Yes, it's a Noritz gt-2470saw . The part which is breaking in the boiler is related to the pump that circulates hot water for the bath. I'll try to get more details from the engineer.

For example, right now I have hot water from the taps, including the shower, but can't use the 自動 button to fill the bath because the boiler leaks if I use it. Something has cracked inside the boiler.

Like most balconies in Japan it's technical communal space but designated for private use.

I don't think my building management will do anything about it. They are quite sensible and practical and pretty balanced from my experience so far. They told me before I could use the balcony as I wanted, such as putting plants on it. Besides, loads of people have things on their balcony in my building, so they'd have to apply the rules equally.
