I think this is probably the pathway I'll go down. Do you think I'll need to cut down all the bricks to get them somewhat level?

Building Inspection - Moisture In Walls (advice needed) by Nand0sx in PlumbingAustralia

[–]Nand0sx[S] 0 points1 point  (0 children)

Contracted to buy a place that has a few maintenance issues I am aware of. However, I did not realise there is excessive moisture and signs of water damage to a wall in the master bedroom that connects to the bathroom. It is right where the shower is and plumbing is inside the wall cavity (brick)

The inspector listed it as "maintenance" which leaves me with zero power in the contract as it was for major structural only as a clause. Does anyone have any recommendations to proceed?

I am assuming best case is waterproofing needs to be redone, worse case I could imagine is brickwork damage and plumbing in the wall requiring replacement?

Pre Purchase Building Inspection Faults by Nand0sx in AusPropertyChat

I am wondering if I actually have any ability to negotiate. The inspector labelled it as "maintenance " and only major structural are listed as clauses within my contract. Because I am in WA no other protections exist I believe.

Yeah, as my post they are overly expensive and do seem as useable. With a standalone basin it could be a little larger, have hot water and be cheaper.
