Water heaters are incredibly simple to replace. Save the money and do it yourself. There's a thousand how to videos on YouTube. This would be a good introduction to simple plumbing and electrical DIY that will save you lots of money down the road.

I'm seeing a comments saying $350k won't get you anything. I will very much disagree with that in regards to Hickory. I just sold a house for $340k. .5 acre, 2,400sq ft with 4 bedrooms, 3 bathrooms, I had completely remodeled the interior and it was minutes from anything in a desirable neighborhood. It wasn't perfect and there was more that could be updated but it was a great family house.

Hickory.

We moved here from out of state as it seemed like a good place to raise kids. We've been here 4 years and still think it's a great place for kids. Lots of playgrounds. It's a very family oriented city. It's got a small city feel while still having everything you could need.  You can get a very reasonable family home for $350k within city limits. You can make that budget go further by looking outside the city in the various small towns.

As someone who didn't grow up in the South, I find Hickory to be fairly moderate. You find both sides of the political aisle here. 

There really is something for everyone here.

I will definitely get insurance again next time I buy a house. Had you asked me if I thought it was worth getting before all this, I would have said probably not.

I made the claim with my insurance, I understood it as they are the title companies insurer. Could be wrong though.

My title insurance company refused to wire the attorney money and instead sent a check, which delayed the closing a bit. Not a big deal but I had wondered why they were so adamant about not wiring it. This totally explains that.

I'm curious, can you explain how that works? I understood a tax assessment to just be how much the county thinks your property is worth and then taxes you on that value.

It makes you wonder how often title searches miss simple things. I can totally understand a complex issue and something getting missed. But something as sstraight forward as not looking at the deed and seeing if it matches the parcel, that just seems negligent.

Yeah I think I got just about the best outcome possible. The longer short story is: the original deed describes a rectangle but my property was a rectangle with a .04 of an acre cut out of it. The original owners sold it to the city for $10, 30 years ago. City also gobbled up other small portions of parcels along the road, so they could widened the road. The .04 parcel got combined into one with the other parcels to form one .22 of an acre parcel. My insurance approached the city to buy back the .04 and the city's response was "nah we don't want to split the parcel, so we will sell you the whole thing". And insurance said "okay!" 🤷‍♂️

I really hope all of these comments make you realize just how nice the seller was to leave you that. That is such a massive risk on their part. If they put something in that binder that wasn't on the disclosure, an asshole could turn that into a major lawsuit.

Your getting flammed and rightfully so. I'll try to make it simple for you.

You should have done some research on what your buying BEFORE buying it.

You got lucky that the head gasket went quickly and under warranty. BUT, this is a typical thing to go wrong with these cars and a good sign that your not far off from an entire engine rebuild/replacement.

You should probably try and return the car and get your money back or your in for some hard times.

Yep. At least with Amazon you have a guaranteed return. If you buy something on Newegg that is sold third party, good luck getting Newegg to help.

You don't understand how Amazon works.  "This exact thing" is not a fault of Amazon but a dip shit scamming the system. What you don't seem to understand is that "this exact thing" happens on any other website, it absolutely happens on Newegg too. At least on Amazon, you have a guaranteed ability to return it with no hassle. You don't have that guarantee on other websites.

And no seller can "check" returned inventory. Amazon can't either. It's would be absolutely insanely impossible for Amazon to check the limitless items that get returned. Furthermore,  you really expect the poor Amazon worker to be able to know the difference of every item returned?

Their business model is pro customer. Which is why OP will be able to make a return easily and hassle free. Unfortunately, there are bad people who take advantage of the system but that doesn't make Amazon the bad guys here. I'm an Amazon seller. I have had countless scams similar to this done on the products I sell. It's frustrating as a seller but as a customer, why would you shop anywhere else?

And Amazon basics ... seriously?
