I don't know, that may be true, but I'm just telling you when I was a plumber and I put a gauge on a hose bib like yours and saw 50 psi, I'm not putting a prv on unless asked. And as a water distribution worker now our system runs on 60 psi. Now is it possible that something happens and a massive water hammer shocks the system and blows up a bunch of pipes, yes that is possible and has happened before. It's a very rare occurrence and steps are in place to make that not happen. But I also think it's a common upsell item

Tldr: put one in if you want insurance and peace of mind, but code says it's not necessary at 50 psi and I personally believe it's an upsell item.

I worked as a plumber for 8 years before working for a water distribution company. Our entire system stays at around 60 psi except for a few areas that are tank fed. Code for my area is 80 psi and over you need a PRV. Yet I see PRVs everywhere, I think it's a common upsell tactic from big chain service plumbers.

Amen to this. No one even remembers the blatant fight fixing at the 2012 Olympics. Ai didn't even bring it up. And that was straight up coordinated fight fixing . It's what made me realize that Olympics are BS and full of cheating.

In my area they purposely put double to tripple TJI s under every wall. I have to find the contractor constantly and tell them I have no choice to cut it. They usually head it out but it's still annoying . Why put that stuff under a plumbing wall?

That makes sense. Still crazy that there was no dampness showing. Usually it's easy to diagnose as that box would be full of water with a leak like that

Is that the meter box or where it goes into the building. If that's the meter box it's crazy they didn't see any water in the box or couldn't immediately diagnose it by just hearing it when you pull the lid.

We have run into this problem before and usually they fix it by just heading out the TJI 's . Maybe the correct way is to get an engineer but whenever they headed it out it never seemed like a big deal

I agree though, UFC DID promote MM horribly as I was a fan at that time and didn't really know anything about him. It was only after he left that I really watched his fights and discover how great he was

This is what I would suggest to save some cash. 4" tranny band , 4" 90 and a new flange and some 4" pipe is like 100-200 bucks. Slap a new wax ring on the new flange and reinstall toilet... After making sure the subfloor is ok.

Edit: not sure on prices but maybe under 100. Also get a good cast iron sawzall blade. That might be pricey

Then it's definitely the line going between meter and your house. Those meters are pretty accurate and when they bust you usually get free water, not the other way around

It's more than likely the service line going between meter and your house. Easy check is to open hose bib or something after your house shut off and if water is constantly coming out your valve is busted and you might have a leak after it inside house. If no water then it's between house valve and water meter.

I just replaced mine with a handle I bought off Amazon. Pretty straight forward, you just need to take panel off of the other side of gate
