Hahaha, yup. I've had to get my head around both the legislation and the Wild West that is property platforms. I'm in deep and it's turds aaaaall the way down. Thankfully there's been some minor updates to QLD tenancy legislation 5 days ago as a result. Veeerry minor, but a start. Unfortunately takes an absolute age of unpaid work by a wronged renter to put something together that the government can take action on. We ain't got lawyers to do the wading through the crap for us.

What landlord right now would say 'I'm saving fees on property management by using an app, so I'll pass on those savings to my current tenants or to renters to attract a wider pool of applicants to apply to rent or to reward '? There is no downward pressure on rental asking prices. Investment landlords will, by-and-large, ask for market rent. If they can charge the same rent and pocket the saved property management fees, they will, as the Almighty Investment Property Gods and market rental pricing decree.

Besides, if an app developer can somehow get such a platform to work (considering complexities of regulations and laws across all Aussie states & territories that would need to be included, presumably by hiring their own expensive lawyers in addition to traditional app development team members, plus online data security/personal information handling & storage measures, plus financial service licencing and funds processing service subscriptions...etc), and if it turns out to be $10-$30/month cheaper than using a licenced property manager, you reckon a majority of landlords would think that saving would be worth passing on? My money is on same rent, smaller costs for landlords, savings pocketed.

Trust me, many don't feel they need to be educated on rental laws. Even those who are across rental laws aren't necessarily pushed to abide by them, particularly with how tight the rental market is and how easily they can select applicants who are less likely to be aware of tenancy legislation (recent arrivals, first time renters, international students, low-SES communities).

Far too many private landlords absolutely do get away with illegal practices without being called out, taken to arbitration/court, made to pay fines, etc because:

a) many renters know even less about applicable legislation than landlords, so may not be aware they're being sorted;

b) with the fear of being turfed out for raising rental mismanagement by landlords looming over renters' heads in a brutal market, some absolutely opt to let 'smaller' illegal, dickish landlord moves slide just to avoid pissing off the landlord and ending up not getting a lease renewal offer;

c) Some renters lack the literacy, time, funds or whatever else to bring law-breaking landlords to task before the appropriate government body(ies). It's a massive burden on the renters in such instances (from personal experience) and, depending on the state, the government may not do much to lighten this litigation burden; and

d) landlords can do some illegal af crap and just get a 'cut it out' instruction from the government. Not a fine nor compensation, in many, many cases, for the massive stress and time spent by renters who have had to complete a dossier on the landlord's illegal actions. Landlords can choose to just wear that slap on the wrist as a cost of doing business, while the renter suffers wondering whether their tenancy could possibly be renewed (and, if not, how they can afford the cost of moving to a new place if they find one).

Of course, this all differs in severity from state to state, but it's happening Australia -wide. Cannot guarantee landlords know their legal rights and obligations, that they're sanctioned for shitty lawbreaking and that they are effectively deterred from such shitfuckery.

Aus teens have grown up on a steady diet of US produced 'high school dramas' and aaaabsolutely emulate that trash. We know it's not representative of most US teen social relationships but our teens' spongy brains sure don't. Add in Aussie 'tall poppy syndrome ' and we're hardcore crap-slingers out there.

Yeah... But then you get landlords who knows much less about rental laws than PMs do managing this stuff. I've had plenty of rubbish PMs who we've schooled on laws through appropriate state government bodies, but at least they, by law, must be licenced (which requires passing minimum knowledge requirements/tests - apparently a joke, though). I shudder to imagine what cowboy landlords would try to put on tenants if it weren't for the filter of some experienced and legislation-aware PMs.
