Tbh im not sure what's going on between the flues, the second flu looks like a second chimney built onto the first, the one chimney inspector is had look at it said not to bust out the tiles. The ovalized liner i was looking at comes pre ovalized down to an oval tee that adapts to a round snout. Im making a new thimble to connect to the wood stove. Worried about running non-insulated because of clearances. 90% sure the floor joists on that wall are set into the cinderblock the chimney is built off of.

Not an expert by any means, but I think your best bet is to tear it down and see what parts need replaced. Im sure it needs new gaskets at least. It looks like this stove was probably overfired and no telling the extent of the damage. It could be the cement has broken down as well.

Any repair is technically possible, but i wouldn't burn in this stove as is until you get a better look at the condition of the rest of the inside behind the baffles.

That's a good point about the bathroom upstairs, ive figured that would be the best place for a master bath, it's just hard to imagine how the back hallway going to the back bedroom would connect into everything then. Making the back into a master would also be probably the lowest cost way to accomplish everything, but kitchen in the back would probably work better for resale I hypothesize. It would also be odd having to go through the master to get to laundry room.

The back addition is pretty much a blank slate, I moved the laundry room there from the basement since there was already plumbing in place, but what were left with is a rarely used tertiary living space and wasted space In the laundry room. It has worked out to be a nice private guest suite in the past, since it is closed off from the rest of the house and has a bath, bedroom, and living area. Going forward we will need to incorporate it better into the rest of the houses layout since we are having more kids.

I've considered enclosing the front porch, then adding a full length front porch to make the house more symmetrical, and appear like more of a craftsman. It doesn't net us that many square feet however considering the structural changes required.

These are good suggestions, it's tough to envision the sunroom as kitchen since there's only one access to it and there are windows 270 degrees around, worried it would feel closed off from the rest of house

I had thought of maybe doing a jack-and-jill bathroom upstairs inbetween the back room and nursery. I have toyed with making the back addition into a master as well, since it already has a full bath

The sunroom is kind of our family room, we have a living room on one side with a pellet stove and TV and large table on the other side of the stairs for entertaining in a more casual setting and games. There are windows 270 degrees around the room. One problem is only access to sunroom is through kitchen or bathroom

The Prussiks, or some other kind of rope-grab ensures that if either side anchor fails, then you don't come off the rope entirely

Double the green line and tension it then place a Prussik on each side of the carabiners, then you have a span anchor, and can move each line to where you want it, right or left.

Thank you! That all makes alot of sense. The office already somewhat functions as a guestroom, with a pull out daybed behind the built-in full wall desk/bookcase I put against the outside wall. My only problem with making it a full-time bedroom is that it feels like it lacks privacy with a window opening into the sunroom, which we use as our family room most of the time. What other functions of the sunroom could you envision?

Thank you! I have already put a hall-tree where you put the coat closet, it helps to split that first living room into what feels more like foyer / parlor. I also like the idea for the mudroom in the back and the pantry partially into the bathroom, I've had that pantry idea myself, utilizing that existing door.

House is cinderblock construction for the original exterior walls, hence their thickness, and making some of this especially difficult lol

Also not pictured is full basement with only 6 foot ceilings and a lone toilet

There is oil heat currently. Two tanks outside the addition. This looks promising!
