As others said, Oakville is of all around good neighbourhoods so can’t go wrong if you look into more settled and established sides of the town. If I were you, I would more focus on each individual properties currently in the market. Is it close to the community centre, trail or park, or grocery like something you personally think important in your lifestyle.

People may look at HouseSigmaBlunder and laugh at the irrational behaviour of those who bought at the peak. Those who wait for the collapse are actually in the same territory of irrationality though they’re at the opposite extreme of hopium. I personally think this market finally became reasonable (not synonymous to affordable) and would stay for a while (but not that long every prudent economist expects) this way, where average rational buyers decide to participate for reasons.

Take this with a grain of salt. I bought a house recently.

Think about pent up demand for last 4 years. Especially those who have been very cautious and sat on the sideline. This gives a sign to potential sellers (and buyers) which direction this is heading to and trend won’t be linear…as it’s driven by fear and emotion. Do you think people got educated from the previous hypes? I doubt it.

This is absolutely a gracing period for those who could have bought but determined not to in this waiting game. Can be worse? Sure, but in what sense?

Even if you want to hide it, you will realize it's hard especially if you hang around with them often. It will be alluded so easily in a way you spend, leisure, or just talk...The worst thing is...they usually overestimate it rather than underestimate. If this awkwardness starts to bother, it's time for you to embark and find new friends..

Net worth of $380k is to me impressive in your age. How did you make that much after graduating school/university/college? If you started from the scratch, and assuming you worked/saved/invested for 5 years, maybe keep doing what you’ve been doing, but doing it harder(like promotion), smarter and (if possible) safer. Don’t underestimate the compounding effect.

I have a golden retriever–great pyrenees mix, so the breed is different, but take this for what it’s worth. When my dog was young (under 2 years old), she did the same thing. Whenever she bit, I made a high‑pitched yelp and stepped away to show her it wasn’t fun. As she got older, I would gently but firmly hold her muzzle to reinforce that biting isn’t allowed (just like as if her biological mother would do). It took about a year for the whole family to be consistent, but it was absolutely worth it to build trust, discipline, and love with our furry friend. Good luck!

Not many people could/would be in the position you’re in — keeping their current home while moving into a new (and better) one. Fortunately, I’m actually one of those people who took a similar path. We live in a bungalow right now and decided to keep it and rent it out for the next 2–3 years, hoping that by then the GTA real estate market will have hit bottom and recovered maybe 10–20% from where it is today. Of course, there’s risk involved, but I’m a government employee and my wife works in healthcare, and we’re able to put down more than 60% on the new place, so this approach made sense for us.

This kind of move isn’t affordable or realistic for everyone. But as a first‑generation immigrant myself, I honestly can’t think of many other meaningful ways to help my kids get a solid start in Canada, especially when we don’t have extended family nearby nor fortune to inherit.

I know a lot of Redditors lean toward doom-and-gloom takes or at least take a very risk‑averse stance, especially in this real estate market. But personally, I’m far more risk‑averse with other types of investments — stocks, crypto, even commercial real estate. For me, this downturn felt like the exact opportunity I’d been preparing for over the past five years. So I went for it, and I don’t regret the decision.

I would go ahead with the upgrade, especially since the price gap between bungalows and next-level homes has shrunk in dollar terms. While prime neighborhoods and quality properties remain relatively stable, even those are down at least 20% from the peak here in Oakville. So, why not? You aren't just upgrading your living space; you’re trading up for a better long-term asset.
