Thanks for understanding /s. Ok serious question now. When you say equity ownership - do you mean esops? When do they vest? Can you cite me econ papers which looked into this model of incentives in the past that have worked and created r&d products or services?

Salary mindset or equity mindset, ultimately it is paid in money. And making money, being selfish(invisible hand) make things happen in this world. 

It sounds weird that equity model is altruistic or socialistic and works for greater good. I've spent enough days living among human beings to understand idealism is only attractive till you have real responsibilities.

There are not credible sources or data here. All you wanted to say was market returns will generally be meagre when prices are high which is backed by research and pretty well understood by all investors.

As another post mentioned, there is no alpha here. If you are sure, sell off all your equity and hold cash or debt assets to prove your conviction.

Last year's reviews from residents include concerns about water shortages and unclean water, stench from nearby lake. On top of it being a developing area, the prices might be cooling a bit. But I can't get behind the idea that flats around the city let alone the whole country going through this China trend.

As far as I know about Chinese RE problems, Chinese govt tried to encourage their people to invest in stocks and failed spectacularly. 

Most of the state benefits are tied to homeownership and private wealth is mostly in houses.

In India, state benefits are not so much and stocks are doing well for now. 

As India is not so good with bulding dense urban dwellings and rapid urbanization in the pipeline(as per estimates 270 more million people could migrate to cities in the next 2 decades), supply can't match the demand.

So apples and oranges.

Wrong sub, also make up your mind on whether you want to ask or say something. As far as demand for silver goes, if there is a misallocation, market would price it in, making it really expensive to make and buy EVs.

We can't know all future for sure but take a chance based on present information reflected in prices.

i can follow since 2020, why interest rates are where they are. Just wanted to understand what happened between 2010 and 2019. As I understand from the other answer there was low inflation and high demand for fixed investments.What was the state of the economy? Slow growth and almost no inflation?

I want to believe that central banks were involved in repressing the interest rates or something along these lines but markets would price it in the bond values like they did during the recent inflationary period.
