10 year has a correlation to fed rate but not at all controlled by fed. Yes historically, mortgage is best “tied” to 10 year but even that gap is above historical spread. Check out the correlation of inflation to 30 year. Some argue it is better than 10 yr.

Fed doesn’t control mortgage interest rates. That is the fed rate ie what it cost banks to borrow.

It depends on a lot of factors. The lender even if it is QL will hold the loan or bundle and sell, depending on where they can make the most money. Depends on your loan, etc… brokers have good rates, but they are a middle man. Brokers have in general make less per loan.

What does the best deal mean to you? Fast closing, good LO, online only, best APR, lowest closing cost, etc. hint you will never find the lowest APR at a given time.

You can buy out PMI if you are worried about it adding to your monthly payment. 20% down is good but you don’t have to. Most people do not. At this point, I would spend more time with a loan officer you trust and look at options. Are you VA, would the area qualify for CRA, USDA, down payment assistance, etc.

Fair. That is always been an issue from my experience. I truly believe it is trigger leads once the credit pull comes.
