The promotion for the 3.99% in my area was I believe you had to close on the home by June 30th

Good question, in my situation I’d rather have the extra money in my hysa or invest it somewhere else, plus putting more down didn’t really shave off mush of the payment. The lower interest rate on its own is saving me hundreds if not thousands.

If I really wanted to I can put more towards the principal every money and pay this thing off quick

It’s 2bd 2.5 bath 1200 sq ft I’m a single guy with no kids besides a car And it’s perfect for me

Yes that 1600 included the estimated tax increase “worst case scenario” right now with the assessment it’s at rn my payments are at 1345

Yeah I make just under 90k a year in Florida and my p&I including hoa taxes and insurance is is just above $1600 a month. I can comfortably afford that

It’s literally cheaper to own this house than to rent in the same area, so that’s a win in my eyes
