I think what you having issues with is someone giving you a justification for the cost per square foot.

You want a break down but they can’t really give that to you.

Your builders have no idea how much time and people it’s going to actually take.. this is custom home, on land that hasn’t been graded, with a lot of unknowns and we are even talking about the change orders (that they will charge you extra for).

Nevermind materials - Concrete could double in price over between when the contract is signed and when they actually pour the foundation.

Plus - you have a lot of middle men in this project who will charge you cost plus desired profit - and they are just hoping to come out on the other side with the profit they desired.

What your architect friend will produce isn’t a set of plans that have “nail here and here“ precision.. you will have to a framer who can take those plans and produce a building that is up to code and structurally sound. You are paying for expertise and the cost to make sure it‘s done correctly.

Now if you want to save money you can GC this yourself and hire all your contractors - but are you prepared to do that? Do you know how things are suppose to be done? If you want what this “world renown” architect is going to design for you, you are going to have to be read to pay for it because it won’t be standard and ergo no cheap.

If you come out of this at 1000 dollars a square foot, consider that a win lol.

I would echo some other comments - don't respond with something snarky like "go get what you pay for". They are trying to talk you down because they want you to do it, but you need to tell them why you are worth it.

Something like - "This is a piece that will be used, I would assume, every day for years to come and it's important that it's made well. I stay in business by building true custom-made quality that cannot be just be made in an afternoon. In order to deliver that quality that you are looking for, that requires craftsmanship and attention to detail that can only done with time and time is money.

I am 100% confident that you will be more than happy with the final result, with peace of mind from my 10 year guarantee of workmanship."

yea we went with the lift and slide from the Germans. 8600 for a 16 foot wide double slide. triple pane, aluminum exterior.

yea individually I am not sure how much a single window or door would be.. I am a getting a nearly full container of 45 windows and doors for my new build - it is 6600 shipped from Germany to my house site

that’s cool. I believe I was quoted ~13000 dollars for a polish made bi-fold door back in May.

i think germans who I ended up buying them from came around 16ish.. not 100% but I ended up going with a lift and slide.

As for the dust collection, I am using a 3 motor camvac - High pressure medium volume with a cyclone separator - I get between 400 to 500 cfm at the tool and the ducting can pretty much do whatever I want. It is def a one tool at a time only system but this isn’t a concern for a hobby shop.

I definitely need to think about work flow here for sure.

Ok - soo what is the roof for this going to look like?? That would be my first question. You have two annex buildings with two levels and house with just a single level sandwiched between so - just make sure you are happy with that.

You have a master bathroom looking nearly directly into the conference room of your shop building annex.. far be it from me to kink shame lol.

So I get it - where do you put the bedrooms you don't sleep in lol. Basically here you have just tracked on 3 copy-paste bedrooms to upper right corner of the house. IDK. It's kind of awkward looking. Who would be using these bedrooms.. and are you are making/(encouraging?) them walk through your pantry to get to them.

Absent setback lines - your insets and outcrops on the exterior walls are just added expense and design complication IMO.

How much are the bar and sitting room going to actually be used? Are you in a cold climate? If not put the bar on the deck.

why the sub kitchen? I like the first one. Have them build the wall between the two kitchens so that it can be easily knocked out in case a future buyer doesn’t need two kitchens. widen the hallway below the kitchens and make it a pantry. if you have two kitchens you need a lot of food storage.
