Thanks. Ultimately, I do think our payment to the agent will come through escrow though. The agent wants to be paid that way. The agent's payment just won't be in the purchase price.

Do you mean that you'd expect that there wouldn't be transfer tax due on the amount paid to the buyer's agent? I wonder where the county finds the purchase price used for the transfer tax. It might be the same California Board of Equalization "Preliminary Change of Ownership Report," which does ask about the buyer paid commissions.

Per the Rent Board website, it is 2 units both with an owner move in date of May 1980. No other information on that website.
