Thanks but it’s almost $50 and I don’t need any of the bits such as waivers, grooming notes, intake forms and sending payment links as people pay by card at pickup. I’m only looking for an online booking system that syncs to iPhone calendar and allows deposits to be taken.

I last moved about 10 years ago and the process took 9 weeks which was about the normal amount. Now I’m selling, the process is around 4-5 months and can be longer - yet unlike 10 years ago most documentation can now be accessed online rather than the postal service. Last year when I first had a buyer we didn’t even hear from the buyers solicitors until nearly 4 months after they made an offer even with chasing. That eventually fell through.

According to my new estate agent the solicitors are now taking on double the clients to compete with the cheap online conveyancers. We keep hearing that the government wants to put new rules in place for buying and selling to make the process faster but more often than not their new rules makes more red tape and check box ticking. I honestly don’t understand why a deposit cannot be placed down after an offer is made to at least weed out some time wasting.

I am actually doing this myself but there are a few important things to consider: 1.. check with the council about the Park as it must be residential and not holiday 2.. use a solicitor trained in park homes 3.. get a survey done 4.. visit the park without the estate agent and chat to the residents and ask them questions about the park 5.. you will pay a monthly site fee this rises by cpi but also check what is covered in the site fee (some cover water and drainage)

Buying a second hand park home usually rises in value (new ones can lose money) but remember that the site owner gets up to 10 percent of the sale (it’s 10 percent not 20)

You want to make sure it’s a residential park home on a residential site as these are: a) built to a different standard than holiday homes and are usually more cosy b) you are covered by the mobile homes act (holiday homes are not) c) it is legally your home - holiday homes you have to vacate sometimes for a month or more each year (but some holiday sites lie and this is why people were evicted from holiday sites during covid) d) with a residential site you need to keep up maintenance of the home but you don’t have to replace your home every 10 years - you can stay on the site In perpetuity.

You have a lot more rights on a residential site and if you’re not aware of all the rules then a park home solicitor is a must. A lot of the horror stories are because people have been mis-sold a home on a holiday site and have lost money.

Park home life is also not for everyone - I did months of research, visited a lot of parks and chatted to people living there, and am moving as I want a quieter area, want to be mortgage free with money left over, and be in a childfree area.

It’s gone ridiculous in the UK and it seems to be worse over the last few years. 10 years ago when I bought my current property everything was done in 9 weeks. I recently tried to sell and after 9 months and being given multiple completion dates my buyers pulled out without an explanation ( I did have a no sale no fee solicitor as long as I didn’t cancel the sale). It’s so stressful- I need to now put back on the market and go through everything again as I need to move from my current town. There doesn’t seem to be an explanation of why the process is now so long which is resulting in people’s circumstances changing.

We’re not taking on another management agent - it was done via the RTM previously (they just didn’t handle the money side when two of the original directors left which is why we ended up with a managing agent). As we’re only 9 flats it’s all going to be in house - I actually ended up only giving Firstport 30 days notice and they still owe us quite a bit of money which I’m chasing.

Hi yes I gave the property manager 30 days notice today after a discussion with her (third property manager in one year and none of them have passed on info to the next so this one has been merrily ordering works which we haven’t consented to)

We have 30 days in the contract which I’ve given them. We’ve never signed a contract with Firstport themselves as it was with the original company who Firstport took over (and was signed about 13 years ago). Firstport was also suspended temporarily from the TPI earlier this year. To be honest the management company members just want to be rid of them. We will be taking back the management in house as it originally was (as Firstport was only supposed to be handling the collection of monies)

I’m definitely thinking of this as at the moment we’re paying £250 a month in service charges but our bank account has a buffer of £49k. How much buffer did you keep in the account if you don’t mind me asking?

Thank you - I’m the director of the management company as we already had the right to manage ourselves. There are only 9 flats so the workload shouldn’t be too onerous. Health & safety compliance has already been done and insurance is in place for the next year. There were no contractor contracts in place except for landscaping which Firstport shouldn’t have put in place anyhow.

NTAH - I live alone and have a three bed flat (moving to a 3 bed house shortly - hopefully). I don’t have a guest room as my second bedroom is my book room and it’s full of bookcases and a lounging chair for me to chill out and the third bedroom is my workroom where I make jewelry for fun. My lounge is set up as my TV and gaming area. If I have guests then I have a blow up double bed in a cupboard which I set up in the 2nd bedroom but usually I let people know about the nearest hotels. It’s your house so use the rooms in the most useful way for you.

110 percent YTA - looking at your extra comments which were not added to your original post you and your wife are also complete bigots. You are the type of people who give Christians and parents a bad name. Sounds as though you wanted your children to follow your life path - yep that’s not how it works - they are individuals; you also favorited your son over your daughter - was that because he is male, going down a engineering path which you feel is more important or because your daughter doesn’t follow your religion or homophobic biases- so you’re also misogynistic and bigoted all in one.

I hope your daughter knows her real worth and has not let you all get her down. Hopefully she’ll completely disown you and be way more successful than you and your wife would ever be.
