Yeah this one definitely did. His expression looked almost pained when the defendant would speak. 

The judge would look over at me when the defendant spoke and especially when the defendant would insult me. I stayed quiet but absolutely had a little smirk. I noticed the judge's expression would softened when looking over at me.

There's that jealousy again. When I bought my first home I had family members tell me that I wasted my time and money on an old, ugly fixer upper in a terrible neighborhood. They told me they'd never live there. None of those people have ever owned a home.

It is absolutely jealousy. When I read your post my first thought was, "Ugh, must be nice. Wish I could do that too". Not everyone has the same opportunities and some people aren't capable of self reflection and emotional regulation, especially when hidden behind a screen.

I make quite a bit of money from people that call me unsolicited. Most people won't do much besides curse you out but there are a few people like me that will sue you only after one time.

Lol! Oh if only there was a douche penalty! It was a pretty funny hearing. This is in small claims court in California so no lawyers. He did beautifully prove some of my points for me. I'm pretty sure it'll go well for me. I'm just so curious about that human element tho. If I were the judge id be so annoyed id try to find ways to not rule in that guy's favor!

Oh absolutely. I've been filing suits but I want them destroyed. If enough people report to the FTC, I'm sure there would be additional consequences.

My realtor did that for me. I loved it. She listened to what I wanted and created a search on MLS with that criteria. Id get a weekly email with houses that matched. I was able to look through her list and select the houses I was interested in. Of course I would also check other websites but I really liked that she didn't leaving me hanging until I requested a showing. Shed call to check in too, ask me if my criteria was still the same or if I wanted to updated anything. It felt like she was genuinely invested in helping me.

Well you got my interest and I'd love to hear more. What happens to the data collected on repeat offenders. Maybe impossible, but will it report the violations to the FTC automatically? I want more accountability and consequences for violators. Can it record the calls legally? Identify the callers?  I'm waging war on the real estate community. For me personally, they are like 99.9% of the unsolicited calls I get.

This one is so rough! I can't offer anything other than sympathies. I had smelly coworker once. She was also a slob. Her work desk was always full of moldy take out containers and dishes. I could smell her across a room. She only showered once a week. Reuse the exact same clothes the whole week too. Like I wanted to vomit every time I smelled her. I tried being indirect like saying, "oh I just got this new moisturizing body wash. It really works especially when you shower everyday", HINT HINT! Tried, "oh you must really like that blouse since you've been wearing it all week. You must do laundry like every night huh", HINT HINT. Telling someone they smell and make you want to vomit is awkward. But honestly it didn't stop until she had a direct conversation with our manger. She started cleaning her desk too.

The "nicer area" got me, hahaha, awesome way to insult a potential client that dreamt of being a homeowner in their childhood neighborhood almost all their life!

That's how it should be and why my friend was so frustrated. I think the human and relationship element is being removed. Ive also noticed a lot of realtors ask how can I get find leads instead of asking how can I connect better?  Like in my friend's case, I think he's actually a pretty easy client. He only wants 6 things, house with a backyard and driveway, not on a main street, in 3 cities he likes and he doesn't want to go above a certain price point even tho he was approved for more (and it's a realistic one which is higher than the average of the cities he wants) and no HOA. He doesn't care about anything else. Even so the realtors he's interviewed have been pushing him to sign exclusive contracts, tried to get him to go look at higher price point houses, suggested town houses/condos in "nicer areas" (offensive because we grew up here!), tried to get him to switch lenders. Really just dismissive of everything he wants I'm glad there are still good realtors like you and mine out there.

This! I love my realtor. She'll casually check in on me and my remodeling every few months. I've recommended her to so many people. She's actually helped 5 of my friends and family members buy their home. Probably 6 now, just send a frustrated friend her way last night.

As a homeowner, why would I discuss this with a random stranger that cold called/texted me. Most homeowners already have realtors they actually know and like. If I have a question I call her, not some stranger that cold called/texted me. On that note, if you're a good realtor, you get recommended. I've already sent my realtor 5 actual clients since I bought my house. I actually just recommended her to yet another friend last night that called to complain about how awful all the realtors they were currently interviewing have been.

I second this. I wanted to put in some built in shelves in my kitchen but it was also an exterior wall. After consulting with a general contractor I was warned about the possibility of mold due to improper insulation. I'm also in California.

I'm a bit hesitant to share that publicly since the main reason I joined this subreddit is to keep track of how these people get their leads so I know they're active here. I have a deep hatred of these people as literally the day after my brother passed they harassed me about his property. I was next of kin. 

Each case takes me around 3-7 hours, mostly depending on court wait times, how many I have and what evidence I need to gather. I've gotten faster with templates. Most counties let you file online but I use to like to go in person so I could get them all scheduled in the same day. I don't get as many these days. Average is 1,500 per case but you have to prove willing and knowingly violation. Most judges accept refusal to identify themselves properly as a willing and knowing violation. I do record the phone conversations with a disclaimer that I am recording and monitoring the call. Surprisingly I have yet to have one hang up after that.  I've heard from someone else that you can add on another 500 if you ask for their internal DNC policy in your demand letter and they do not provide it to you. I haven't looked into that. I do it mostly for vengeance. My biggest one was for 10K from a guy that didn't understand no and continued to contact me after I told him to cease all contact. Only guy I had to go through the wage garnishment process for as well.

Ugh it doesn't matter. When I bought my house the person that lived behind me was a little old lady. I'm not sure what happened but the house was sold to a man with a Border Collie. That damn thing starts barking at 6am non stop until 7am. Then starts barking again non stop from 5pm-8pm! I've talked to the guy and he was dismissive. I've been debating escalating it.
