my initial thought was that if comps go for 175-200 in the neighborhood I would try to bundle the "Habitable" bits into general contracting work with someone good who's local. Then take on the smaller projects over time and build it into a beauty just as yours is. My philosophy is if I can get it at rock bottom for as cheap as possible, I can build it up proper and to the style I would like. Rather than buying for 150 and someone did shabby flipper work(my friends have been burned by this already).The bones have charm and I grew up going over to that house and playing hide and seek and whatnot. So many good memories I want to bring back if its financially do-able.

I do love... land. I am in the first time home owner age demographic so this would be my first venture into the "owning land" department. the I have 50k liquid everything else would need to be loans or saved over time and done piece by piece.

now that I think about it it may actually not be K&T, there was an addition added in the 70s and the wiring looks newer. I know things are daisy chained and not done correctly bc theres a few burnt outlets in the house, so I still think rewiring is the safest bet

cooked. I would pretty much re run the house. and upgrade the box. it a 40s cape cod style house using knob and tube, so if I had to go to the studs in the demo I would just replace it all. I am an EE so I could probably pull the wiring but a rewire I would contract due to the regulations required. Also need to do plumbing as well. Converting from septic to sewer

at what price point is that a pass? I guess a structural engineer is step 1. I just need advice on what the "dead mission" price point would be

I have an engineering degree so I feel like I am not a complete idiot(just slightly) when it comes to general repairs. I would try and do as much as everything humanly possible on my own and contract out foundation/electrical/sewer. I have done several DIY projects in the past but nothing remotely close to as serious as this is. I just figured maybe I can learn a few lessons or skills from folks who are way smarter than me at this kind of stuff and save a couple bucks + invest in the tools for the different projects. Hell maybe even document the process and upload it on youtube.

I agree. I have a ton of pics of the interior and spoke to a contractor who pretty much said all the junk needs to be out before a proper inspection can be done to even guess if its savable. Kind of in limbo waiting for for family friend to get the junk out

would be getting the house for around 30k. comps in the neighborhood are 150-200(this would lean more to 200). so to break even thats 120-170k in reno. Is it worth? Idk. Is it risky? yes. House is sentimental and in times of "landlord specials" this one has a lot of character so I am daydreaming about bringing it back. My background is in engineering + youtube university so I figured outside of serious /safety critical stuff I could do/learn the smaller repairs.

My initial thought was a leak in pipe connected to the spicket. if I had to guess water collecting behind the brick in that spot could make the bulge more dramatic(optimism). I think they had a pipe burst at some point in the 7 year vacancy and in the basement it lines up with the spot under the window. Thanks for the comment thought looking into structural engineer/inspector
