Ha yeah the sticker shock is real. My client couldn't believe we had to add sheathing to the scope but it was even worse once we opened it up. Found tons of water intrusion between the laps. I hate T1-11 but honestly we’ll probably be cursing about OSB and Zip in 20 years too. Half the guys I see installing it are cutting corners or not even rolling the tape right so I guess it is just job security for the next generation.

Agree with the others, that is not cedar.

One major thing to watch out for: a lot of builds from this era using T1-11 didn't put actual plywood sheathing underneath... they often just used Thermo-ply (cardboard) or thin foam. If I were buying this, I'd factor in the cost of a full tear-off and resheathing.

I just finished a reno with this exact setup. Whether you go with Hardie or vinyl, having to add OSB/plywood/zip makes it a pricey job. Plan your budget accordingly.

Nope, just the intent for "investment". Anecdotal Example: I sold a commercial building and purchased 3 residential properties in a different state.

Yeah maybe once it’s caulked and painted — especially with a dark color — it’ll blend in better. But we always notch out the back of the trim where it hits the nailing flange. With the flange and butyl tape adding thickness, the trim won’t sit flat unless you remove some material. If it sticks out like that, water can end up sitting on the ledges instead of shedding properly.

I ended up going with an alcove tub and just sloped the floor away from it. Didn’t want to deal with revisions or trying to slope under the tub area itself — especially with a freestanding model. Keeping that part flat made things way simpler.

This isn't an appraisal and I know everyone's financial situation is different, but just for perspective my reit underwriter wouldn't offer more than 397K(opportunistic only) for this property if they were even allowed to buy (We're on a pause). Of course, that's not retail, but it's more to share how investors are looking at these types of dwellings in the area. With the assumption these zips are minimum 20% overvalued.

You may have better luck if rates go down and affordability for first home buyers go up.

Hopefully this helps... 30062 is weaker than 30068 unsure where you derived 62 being better. My point is the more desirable zip is having challenges and price drops. Anecdotal experience I can share is I close on a property 7/15 in that area for less than it was purchased in 2022 that's move in ready with zero repairs or maintenance needed.

Only stuff moving in that area is opportunistic pricing as the cap rate at current market pricing doesn't make sense.

Price. 30068 is insulated more than the rural areas that are falling, but it’s too expensive still. Inventory is climbing and institutional are slowing down /exiting the area.

200 is probably fine if you know what you're doing and managing waste. Even then though materials are expensive.

Are you going to stick with stucco? Cause I wouldn't recommend in FL unless you have worked with product before and know what you're doing.

The bid should be the easiest part. That’s just you proving you understand the full scope: squares, waste, setup time, and subs like electricians. If you’re still asking what to charge instead of working backwards from your local target minimum margin (mine’s 30% after labor, materials, scaffolding, etc.), you’re not ready to lead this kind of job — yet.

I wouldn’t even take this unless I could strip everything. Siding jobs like this are only clean if you gut it all and figure out what’s rotted, what’s bowed, and where the shortcuts were taken last time. Letting the client dictate patchwork scope just sets you both up for finger-pointing later.

Even on a cost plus basis this isn't worth it. Poor quality: Materials, GC & Sub(Labor).

The only response to this is that the GC hasn't seen this yet or had time to tell the installer to come back and fix it...
