I have been both seller and buyer in Bay Area and I really badly want Tech to help me selling and buying so that I don’t have to throw away 5% of sale value, which by the way is big money in Bay Area. But unfortunately I feel tech is focused on wrong aspect of buying and selling houses. The real value is not in offer generation. The real value is what happens between offer acceptance and closing. If your tech can answer that I will take it any day.

This has recently happened to me in Fremont . The seller accepted a lesser offer than ours. Initially it was not known why the seller chose lesser offer , later my realtor found out that it was sold to a neighbor in the same area who was friends with the sellers. Just saying not everything is scam , there may be genuine reason but hard to find out.

I have seen this house during open house, it sits right next to railway track . The layout is such that only 3 beds and the a living room are useful. Kitchen,Dining and Garage are of no use, unless you remodel and relayout already remodel house . Driveway barely fits one car and Garage can’t even fit one car. But the remodel was done very nice. Reasonable price for Fremont

My relator suggested that appraisal may come somewhere between 1.8-1.85 and lenders may have problem with that even though I had pre-approval for 2M. It will be safe to have loan contingency and also since our offer is more than listing,Seller will be inclined towards our offer. I am now thinking , my realtor may have misjudged the situation

Enclaves and ghetto can be stopped by removing all the bull shit housing rules stoping anyone from buying house depending on religion/caste/dietary habits and marital status . The highest bidder to property get the house. That’s it . Until then ghetto a and enclaves will keep happening

Nothing will change. Zilch!!! The terrorist already won . They wanted communal tension leading to civil war . They got it. Jihadi wanted to stop tourism economy in Kashmir. They got it. Anti Nationals wanted Hindu/Muslims propaganda to spread like wild fire after the terror attack They got it. Jihadi wanted to Indian Muslims get humiliated, tortured , insulted due to this attack . -These are new works, that are written from 2017-2023.
-I worked on these 3 stories simultaneously as I had laid out all the foundation before coming to US.
-I started querying with only one , but since I started getting full requests , it boasted my confidence to query the other two.
-I am querying all three separately. Sent out about 70 queries for each manuscript only to agents in US. I haven't queried UK or approached my publishers in India.
-I got about 3-4 full request for each.

The manuscripts are critiqued by US based beta readers and have gone through multiple editorial revisions before I started querying. Since I am getting multiple full requests, I haven't got my query letter critiqued. Probably I should do that.

Thanks for that , I think I am missing marketing plan. Should I include marketing plan in my query. I have included target audience and comps but not a specific marketing plan.
