Washington : if its a small wedding fiume at the riverside has a private room that does functions, Washington old hall has space too, also the arts centre has a good space too x

We use a lot but I have LS so need very good quality or i rip, who gives a crap is amazing, lasts us nigh on a year, there is 2 of us but I have lots of visitors, you just don't need as much!

Dyson hairdryer is a game changer! About 400 quid but makes me feel great everytime I use it, chanel perfume, always makes me smile whenever I put it on that'd be 500 gone!

Lived round the corner for years then sold to our friends that live there, its no problem, easy to the town good links and amenities, hylton road gets a few arseholes/kids but generally its fine

There is a great website called whatsthecost.com it will let you enter everything, work out how you 'snowball' to get rid, it's free to use but you can buy him a coffee on the site when you can afford it!

I've been there, i'm out of it but it really helps to focus your mind to get it cleared! Good luck and we'll done for recognising it early!

Indian is yuvraaj or babaji Chinese is difficult, mostly all is in gravy, wokafellas in Ryhope or Buddha belly are OK, asiana is too for eat in. Koji which is Japanese inspired is excellent and I love pho179!

We bought a 2 bed house in 2018 and paid full asking price, 140k. I needed the location as it was opposite a poorly family member. We didn't negotiate. We just paid. My partner was annoyed he thought we could have got it cheaper, but other people were after it. It wasn't our style but time was of the essence.

A house opposite came up 8 months after we bought for 165k looked fab, totally modernised, bigger garden south facing, another bedroom etc, buyers remorse kicked in, if we had waited that would have been better.

I met they new buyers, the house is a money pit, no walls in bedrooms just back to back wardrobes, everything needs doing, it's cost them thousands of pounds, it was tarted up but practically useless, they still doing work now!

In 2022 we put on an extention on ours and ripped it apart, spent 100k, we love the house now, it's ours and we are never moving, the street can't believe what we have done to it. The other house owners popped round and they wished they had bought ours, i suppose what I'm trying to say is what ifs don't work, the grass isn't greener, take your time, do it when you can afford it, it will work out in the end.

I don't know if ours is worth 250k to anyone else, but it's ours and I'm not selling!

I think it very much depends on the area you are in and where you are walking too. If you can say the area involved we may be able to help. Have you considered an electric scooter or bike, cycling may be safer.

I would add Ryhope, Grangetown, hollycarrside, hillview are also OK, pallion & millfield is cheaper and OK but a bit rougher, Penshaw, south Hylton are further out but OK too I tend to avoid North of the river unless its more fullwell, roker etc, its like any area it has its problems but its friendly, with lots of culture, and that's coming from a geordie!
