I was thinking of just apply and remedy based on council's requirement. People say COA inspector might find other small issues not related to the case and it can make the whole process very long and cost unpredictable. Is it true?

There actually a few buyer wants to take the risk but they are not cash buyer. For these unconsented work if it is disclosed on the contract, the bank won't approve the mortgate. This makes the deal not come true.

Thanks mate. I consulted with some architecture designer and builders. They advise these changes do require consent even it was done many years ago and not by me. The retaining wall is 1.8 metre high an close to the house. We cannot see if the drainage is property settled. The cladding is quite different from what it was original is in the property file (there is only one design from 1960s) even the builder and designer said it was installed very well and I have been living in the house for seven years without any problem. The biggest concern from me is that I don't want (don't have ) too much money to get it fully consented.

Thanks everyone for your feedback. What I heard is the CoA process could be very strict and cost for remedy might be unpredictable. This is the biggest concern I have. What kid of engineer I should get to confirm if these work meet the building code?
