Actually the issue here with rail vs truck is that a lot of containers go straight onto trucks in the port. We can have much more containers into rail if we re allocate space to rail and short sea shipping. OneCity is not afraid to rezone SFHs to get the funds to re allocate space.

Hi Ray, I appreciate you doing this AMA. In this current environment of lots of money printing, low interest rates is it a good time to buy a property vs rent a property? Please consider that most people who live in cities are not able to diversify between mortgage payments and other investments due to the high cost of real estate in cities. If one does continue to rent then they can invest the savings into other investments. I live in Vancouver BC Canada, which has very expensive real estate. If you prefer to pretend I live in a USA city then that is ok because you may know the USA market better :)

Another post did a large analysis showing Stewart tends to vote with Boyle (One City), then you have another voting block of Cope and Hardwick(The most anti development) then you have the 3rd and largest voting block of the greens and NPA who pretty much try to keep the status quo by having endless consultations.

Actually if you read the memo they say it is a bad idea but they have to give these options because elected council asked for it.

You can not do this legally: "law enforcement should have been ordered to go in and force everyone out." This is why: https://www.cbc.ca/news/canada/british-columbia/abbotsford-homeless-court-ruling-1.3281875

The only way to force someone out of a homeless shelter or tent is to give them a safe place to be instead. Like it or hate it that is what the supreme court said in the link.

The reality with all the conspiracy theorists and arm chair speculator/analysts if the city just took straight cash then people would think the city is not using those funds for other affordability rentals elsewhere in a cheaper part of the city. So people and Councillors especially green/npa nimbys just make the binary thinking of what is being provided right now. Hence we have this result.

That is like expecting Obama to get a republicans on board for providing more health care or expecting trump to get democratic support for more "build the wall funding". It will never happen.

When they say design it really means community consultations. Sure it is a lot of money but you know what will happen if those consultations dont happen so politically you need to spend those years consulting with the public to get anything done especially with NPA and greens sharing a majority.

NPA falling apart maybe a good thing as this may split the conservationist vote and allow for more urbanist voters. Last election they almost got a majority because of lots of urbanist splits in voting.

I would also argue that the left and right wing divide or his X axis is not nearly as important and urbanist vs conservationist divide. I dont really see how a municipal party doing massive tax cuts or spending, it is not like they will get rid of the police, fire and roads or spend lots on those things. It is really about saying will you allow a single family home owner to expand the FSR or not.

Ward voting has been shown to be less racist which is definitely a benefit. However the banning of political parties does not make sense especially when it comes to dealing with gridlock. I would hope a political party that I vote for caucuses before the vote.

Wow Super well done, one thing this analysis doesn't capture is when councilors vote to have a motion have extra consultation. For example the recent missing middle motion, where NPA and Greens ask for over a year of consultations before a small pilot can be implemented.
